✅ Acceptance of Rules: Guests must strictly abide by all the rules of coexistence and regulations of the management of the complex (including capacity, schedules and dress rules).
✅ Closure of Services: The pool or any other common area (Sauna/Turkish bath/Courts) may be closed ❌ by the Administration at any time (e.g. maintenance, biohazard ☢️, non-compliance with regulations).

✅ Service Outages: We are exposed to unforeseen force majeure events (water outages due to pipe damage, power outages due to problems in the public network, internet failures, etc.) that are beyond the host's control.

🏘️ COEXISTENCE AND RESIDENTIAL ENVIRONMENT
Family Environment: The apartment is located in a residential complex designed for family enjoyment and rest. As in any co-ownership, the dynamic is active and vibrant.
🎉 Events and Common Areas: The complex has a social hall and recreational areas that can be used by other residents for private events or community activities, especially on weekends or during the holiday seasons.
🔊 External Noise: As an urban area, the accommodation may be exposed to noise from common areas, public roads, or neighborhood events that are outside the host's management.
🚫 Noise Exemption: The host has no control over the behavior of third parties outside the apartment, nor over the use of the street or the gate. These external situations do NOT constitute grounds for refunds or compensation.

🛑 WARNING AND REJECTION OF SEXUAL EXPLOITATION
⚖️ LAW 679 OF 2001 (Prevention of Commercial Sexual Exploitation)
✅ Explicit Rejection: The host avails himself of Law 679 of 2001, which warns that exploitation, pornography, sex tourism and other forms of sexual abuse of minors are criminal offenses in Colombia.
✅ Legal Compliance: In accordance with Article 17 of said Law, we reject and report any activity related to the exploitation and sexual abuse of minors.
✅ Consequences: If it is detected, suspected or proven that the guest or their companions are involved in these activities or in the trafficking of minors or persons, the unilateral termination of the accommodation contract will be immediately carried out (immediate cancellation of the reservation without the right to a refund) and the competent authorities will be notified.
