The Azure is a newly renovated 1bedroom condo with stainless steel appliances, a washer and dryer, and a fully stocked kitchen featuring a quartz island, dishwasher, and garbage disposal. Unique touches include a barn door, glass shower enclosure, marble tile bathroom, and floating sink. Relax by the indoor fireplace or enjoy the private patio oasis (9 AM-10 PM). The Amenities include a Keurig coffee maker, yoga mat, and extra queen air mattress for added comfort. Fast WiFi and smart TV included

The space
This posh guest suite is a newly renovated 750-square foot first-level in a historic, brick 3-story, 3-unit building in Northeast DC, affectionately called The Indigo. This is a ground-level, 1st floor 1 bedroom unit.

Our suite is in the peaceful neighborhood of Brookland, just outside the bustling downtown area—perfect for a quieter stay away from the tourist crowds. While not in the heart of the city, you'll find essentials shopping, dining, and grocery options right around the corner within walking distance. Plus, with two local coffee shops nearby, you can enjoy the aroma of freshly roasted coffee beans right outside your door!

**Downtown DC with sightseeing and nightlife is a 15-25 minute drive, depending on destination and traffic. (🙏🏽 PLEASE DO NOT BOOK this suite and then rate the location less than a 5 due to its proximity to downtown when this has been fully disclosed upfront.)

Kitchen: Refrigerator/Freezer with ice and water dispenser, microwave, oven/stove, dishwasher, toaster, Keurig coffee maker (a few coffee, tea, hot cocoa K-cups provided), mini smoothie blender, pots/pans/plates/cups, cooking utensils, oils, and a gourmet spice assortment.

* A children's high chair/booster seat and pack 'n play are available to be placed in suite upon advanced request

Guests have full private access and entry to the 1BR suite and private back patio with lounge seating (available from 9 AM - 10 PM).

FULL DISCLOSURE ABOUT NOISES:
You will be able to hear some plumbing, noises, and footsteps from our guests staying in the unit above from the original squeaky hardwood flooring. For your convenience, earplugs are provided and white noise/music can be played using the sound machine or Alexa in the bedroom.

Guests with no previous review history will be required to submit their ID after the booking is confirmed through the AirBnB messaging app. Failure to submit the ID will cause the reservation to be canceled .

***House Rules***

No Smoking, Vaping, or Open Flames:
Smoking, vaping, e-cigarettes, incense, & candles are not allowed inside the suite. A designated smoking area is located within the white-fenced area in front of the building or you may smoke in the back patio area. Discarding cigarette butts & ashes in the grey metal smoke receptacle out front and the black ash tray out back is required. Marijuana use is strictly prohibited on our private property as well as in public spaces (your car & on our street). If you must partake, you must fully leave our block to not loiter near any of our neighbors’ homes.

No Parties or Events

No 3rd-Party Bookings or Unauthorized Visitors:
The person who books the reservation must be present & only 1 additional guest is allowed on the premises. Additional visitors require prior host approval.

Noise Levels & 10:00 pm - 9:00 am quiet hours:
Due to the nature of the old building, sound carries very easily. Thus, please always be mindful to keep noise levels LOW when inside your suite & entering/exiting, especially during quiet hours. TV & music volumes must be kept at a reasonable level to avoid disturbing other guests in the building & our neighbors. Please do not loiter, use speakerphone on a phone-call, or hold loud conversations while outside.

Outdoor Patio Usea
Open from 9 AM - 10 PM. Voices & music must remain at a low volume. No music is allowed outside after 9 PM.

Parking Responsibility:
Street parallel parking is free with a guest permit provided by the host. Please ensure the requested information is submitted for the pass to be created. Guests are fully responsible for any parking tickets.

PLEASE TAKE NOTE OF OUR LOCATION BEFORE BOOKING. We are not located downtown DC within walking distance of tourist sightseeing spots. We are ~20 min away in NE DC in the Brookland neighborhood. The Azure Suite is the ground level, bottom condo in a 3-story building on a quiet street of houses and next door to a larger apartment complex. We are directly behind a strip of restaurants and businesses on Rhode Island avenue.
