🚗 Parking Info
✅ On-site parking is available in the front yard of the property.
⚠️ Please avoid parking near the witch’s hats—there’s a Sydney Water mains tap underneath. Any damage to this tap will be the guest’s responsibility.
🚘 Street parking is also safe and available. The house sits on a corner block, so you can park on either street.
📏 If you park directly in front of the house, I recommend pushing in the car’s side mirror, as the street can get a bit narrow when cars are parked on both sides.

Thank you for choosing to stay with us. Our goal is to provide a safe, comfortable and enjoyable stay. By confirming a booking, the guest agrees to comply with the following Terms and Conditions, House Rules, and Airbnb policies.
1. Nature of Stay – Short-Term Accommodation Only
This property is provided exclusively for short-term accommodation.
The booking grants guests a temporary licence to occupy the property for the agreed booking period only.
This agreement does not create a residential tenancy, lease, or residency rights.
No 3rd party bookings. The guest booking must also stay at the premises throughout the entire booked period.
Guest agrees that 3rd party bookings will be cancelled with no refund to the guest.
Guests must vacate the property by the agreed check-out time. Any continued occupancy beyond the booking period is considered unauthorised occupation and may result in additional charges and further action.
The property must not be used as a place of residence.
Guests must not:
- Use the address for mail delivery
- Register the address for driver’s licence, banking, or government records
- Register a business address
- Claim the property as a place of residence
Any mail delivered to the property will be returned to sender.
2. Booking & Guest Verification
The guest who makes the booking must be present for the duration of the stay.
All guests staying at the property must be listed in the booking.
The primary guest is responsible for ensuring all members of their group comply with these terms and house rules.
Bookings cannot be transferred, assigned, or sub-let.
For security purposes, the host may request valid photo identification prior to check-in matching the booking name.
3. Maximum Occupancy
The standard rate covers up to 4 guests.
Additional guests must be declared in advance and may incur additional charges as provided on the platform.
Children under 2 years stay free.
4. Local Guests
If you reside within 40km of the property, please contact the host prior to booking for approval.
Failure to disclose this information may result in cancellation. Guests agree to this term.
5. Check-In, Check-Out & Overstay
Check-out time is 10:00 AM unless otherwise agreed.
Unauthorised late check-outs or overstays will result in additional charges, including up to one additional night’s accommodation fee per night of overstay. Each night equals an additional night's stay as per the rate provided on the platform.
Guests who remain in the property beyond the agreed booking period may also be liable for:
- Loss of income due to cancelled bookings
- Additional cleaning or management costs
- Administrative fees
Where necessary, the host reserves the right to seek assistance from Airbnb or local authorities to regain possession of the property.
6. Long Stays
Bookings 28 days or longer require host approval.
Longer stays may require separate booking arrangements.
For stays exceeding 28 days, a mandatory mid-stay clean will occur approximately every 14 days.
Guests agree to provide access for scheduled cleaning.
7. Issues on Check-In
Any issues with the property must be reported within 2 hours of check-in.
This allows the host a reasonable opportunity to resolve the issue.
Refunds will not be provided where the issue has been resolved within a reasonable timeframe.
8. House Rules
Noise & Parties
Parties and events are strictly prohibited.
Quiet hours apply:
Weekdays: after 8 PM
Weekends: after 10 PM
Guests must respect neighbours and maintain reasonable noise levels.
Smoking
Smoking is permitted only on the balcony.
Cigarette butts must be disposed of properly in the ashtray provided.
Pets
Pets are not permitted unless agreed in advance.
Safety
Guests must not tamper with smoke alarms or safety equipment.
9. Waste Management
Guests staying during council collection days are responsible for placing bins outside.
Red bin: General waste (fortnightly collection)
Yellow bin: Recycling (no plastic liners)
If rubbish exceeds bin capacity, additional disposal charges will apply.
10. Cleaning Expectations
The cleaning fee covers standard cleaning between guests only. It does not cover additional cleaning due to mess left at the property.
The property must be left clean and tidy as found.
Failure to leave the property as found, will result in additional cleaning charges based on hourly market rates.
Guests must:
- Remove all rubbish and place in outside bins
- Wash and put away dishes
- Empty fridge and freezer
- Wipe kitchen appliances used
- Place towels in the laundry basket
- Return furniture to original position
- Empty the dishwasher
- Turn off lights and appliances
Additional cleaning required due to grease, food waste, or excessive mess will incur additional charges.
11. Property Condition
A complimentary starter pack is provided including tea, coffee, toilet paper and basic supplies.
Guests may need to purchase additional items during longer stays.

12. Security & Cameras
The property contains non-operational (dummy) security cameras externally for security purposes only.
Guests are welcome to remove or cover these cameras during their stay.
13. Guest Liability
Guests are responsible for any damage caused during their stay.
Costs for repairs, additional cleaning, missing items, or disruption to future bookings may be charged through Airbnb’s Resolution Centre.
14. Payment & Charges
By booking this property, the guest authorises the host to request payment through Airbnb for:
Additional cleaning
Damage to the property
Overstay fees
Lost income caused by unauthorised occupation
Excess rubbish beyond standard.
Any other breach of these terms
15. Agreement
By confirming a booking, guests acknowledge they have read and agree to these Terms and Conditions, which operate alongside Airbnb’s policies and platform rules.
Additional Occupancy Safeguards
16. No Establishment of Residency
Guests acknowledge that their stay is temporary accommodation only and that no residential tenancy, leasehold interest, or right of permanent occupation is created by this booking.
The duration of the stay, payment of accommodation fees, or extension of the booking does not create tenancy rights or residency status under any circumstances.
Guests agree that they will not represent the property as their residence to any third party, authority, or organisation.
17. No Personal Property Storage
The property may not be used for the storage of personal belongings beyond the booking period.
Guests must remove all personal belongings upon departure.
Any items left behind after check-out may be removed, disposed of, or stored at the host’s discretion, and reasonable storage or removal fees will apply and charged to the guest.
This condition helps ensure the property remains available for future reservations.
18. Compliance with Platform Booking Period
All stays must be booked and paid for through the Airbnb platform for the entire duration of the stay.
Remaining in the property without an active and paid booking is strictly prohibited.
Guests who remain in the property after their booking ends without authorisation will be subject to:
- additional accommodation charges
- compensation for disrupted future bookings
- recovery action through Airbnb or relevant authorities
Booking Extensions
Any request to extend a stay must be approved and processed through Airbnb prior to the end of the current reservation. Extensions are not guaranteed and remain at the host’s discretion.
Licence to Occupy (Short-Term Accommodation)
The Guest is granted a temporary licence to occupy the property for short-term accommodation purposes only for the duration of the confirmed booking period.
This agreement does not constitute a residential tenancy, lease, or grant of exclusive possession, and does not create any rights under the Residential Tenancies Act 2010 (NSW).
The Host retains the right to access the property for reasonable purposes including maintenance, inspection, safety checks, or to enforce these Terms and Conditions, in accordance with platform rules.
The Guest agrees that their right to occupy the property automatically ends at the agreed check-out time, unless an extension has been approved and processed through the booking platform.
Guests remaining on the premises after the booking period will be directed to vacate immediately and will be treated as trespassers if they fail to leave after being requested to do so. The Host reserves all rights available under NSW law, including seeking assistance from NSW Police or other lawful authorities where required.
By confirming the booking, guests acknowledge and agree to these terms and consent to the Host exercising reasonable access rights following expiry of the occupancy period.
Remaining at the property beyond the booking period without an authorised extension constitutes unauthorised occupancy. All guests agree on booking that the host deserves the right to enter the premises once the booking is complete.
