The space
Welcome to the heart of the Tyrolean Zugspitz Arena! Enjoy the cozy warmth of our lovingly renovated Viola holiday apartment and let yourself be enchanted by the winter idyll.
Our accommodation is located in the charming village of Lähn and is the perfect retreat for anyone looking for peace and relaxation away from the hectic tourist centers.
Between 2018 and 2021, my wife Simone and I transformed our historic, 250-year-old house with a lot of dedication and attention to detail into a cozy 53 m² holiday apartment on the 1st floor.
Despite the quiet location, the accommodation has excellent connections. Within just 5 to 15 minutes you can reach picturesque lakes, mountain lifts, charming villages as well as idyllic hiking trails and first-class ski areas. A car is essential but you can park right outside.
In winter, nature lovers and skiers alike get their money's worth. The cross-country skiing and hiking trails start right next to the house and offer routes from 3 km to a long 40 km long route. Skiers can quickly reach renowned ski areas such as Lermoos (Grubigstein), Bichlbach (Almkopf), Berwang, Ehrwalder Alm, Biberwier and many more. A total of 7 ski areas with 143 kilometers of slopes and 57 modern lifts ensure varied fun on the slopes and almost no waiting times.
Discover fascinating sights such as the Ehrenberg castle ruins, the spectacular Highline179, the Heiterwangersee and Plansee, the picturesque Tuftlalm, the Seebensee and Drachensee as well as the majestic Zugspitze. Other highlights such as Neuschwanstein Castle, Lake Haldensee, the Partnachklamm and the impressive panoramic Kramer plateau are just 30 minutes away.
A charming regional restaurant is within walking distance for culinary delights, and other dining options and supermarkets are only 3 to 5 km away.
The tourist region bus stop is only 100 m away and with the guest card you can use public transport for free. The train station is just 250 meters away and offers regular connections to Reutte/Pfronten and Garmisch-Partenkirchen. A ticket for €49 gives you unlimited access to public transport within the region.

You can park directly in front of the house. (see parking sign)
At the front door you will see a number field on the right side, the number combination is your front door key.
You will receive a number code 1-2 days before arrival.
The apartment / studio itself has a key.
Please always lock, we are not liable for stolen items
We will contact you between 3-5 days before arrival to exchange the data for the registration
The camera at the entrance area is only used to monitor the entrance area (it is not saved) & as security for you & us
Other things to note
Important information for your stay:
Smoking is strictly prohibited anywhere in the house.
E-charging station: There is currently no e-charging station available. If necessary, please charge your electric vehicle at the charging stations in Lermoos or Heiterwang. Charging via home electricity is not permitted as the electrical infrastructure is not designed for this.
We ask you to ensure careful waste separation.
Pets are welcome in our holiday apartment! The pet fee is shown on Airbnb (per stay). Please repair any damage or contamination caused by your pet and let us know.
We also ask that you always keep your pet on a leash when outside the apartment. In Tyrol you are required to keep on a leash.
For hygiene reasons, pets are not allowed on the seating furniture or in the beds. If contamination by humans or animals exceeds the usual level, we are forced to notify support and call in an external cleaning company.
A free towel change only takes place for bookings of 4 nights or more.
As this is a historic building, noises from other rooms can easily be transmitted. We ask for your understanding.
Security camera: A camera outside the entrance is used exclusively to monitor the entrance area (recordings are not saved) and ensures both your and our safety.
