Welcome to the Fechner Place guest suite, a beautifully furnished, contemporary retreat designed for your relaxation and comfort.
Enjoy a restful night's sleep in our queen bed, fitted with luxurious, all-natural fiber linens. The adjoining ensuite bathroom provides environmentally sustainable shampoo, conditioner, body wash, and soap.
The open layout features a kitchenette equipped with a microwave, coffee machine, kettle, fridge, toaster, and breakfast area. We provide a complimentary selection of teas, milk, butter, sugar, coffee, juices, fresh fruit, cheese, locally made bread, biscuits, and conserves.
For your entertainment, a flat-screen television is provided. The modern bathroom is stocked with quality towels, a bath mat, hand towels, tissues, toilet paper, a hairdryer, and a straightening iron.
Start your day in the private, sunny courtyard, a perfect spot for morning coffee. Later, unwind with a complimentary bottle of wine and cheese plate.
Explore the Barossa Valley like a local! We provide push bikes for our guests, offering a fantastic way to visit the many nearby wineries and cellar doors at your leisure. They are very friendly and happy to assist with any questions.

Please note: Strictly no smoking is permitted inside the studio. Smoking is allowed in the courtyard, provided cigarette butts are disposed of in the ashtray and doors/windows remain closed. We do not accommodate pets.

This Short Term Rental Agreement (the “Agreement”) is made by and between Your Home Anywhere (“Host”) and {guest_first_name} {guest_surname}. For good and valuable consideration, the sufficiency of which is acknowledged by booking confirmation & payment, the parties hereby agree as follows:
Property
The property is furnished and includes linens, towels, bathroom amenities & WIFI. Any room that has been locked or noted as off limits is not available to guests during their stay.
Guest Details.
Your email address and Australian contact number plus all guests full names their ages need to be provided via the booking portal prior to arrival.
Payment Details.
Once your booking is confirmed your payment will be collected.
Maximum Occupancy.
The maximum guest occupancy noted in the listing will be adhered to.
Term of the Lease.
The lease begins no earlier than {check_in_time} on the {check_in_date} and ends at {check_out_time} on {check_out_date}
Access
Guest shall allow Host access to the property for purposes of repair and inspection. Host shall exercise this right of access in a reasonable manner.
Rental Rules
Guest agrees to abide by the Rental Rules at all times while at the property and shall cause all guests to abide by the rules at all times while at the property.
If the premises appear dirty or damaged upon Check-in, the Guest must inform us immediately.
RENTAL RULES
1. Smoking is NOT allowed inside the house and/or on any part of the property.
2. People other than those listed as Guests may not stay overnight in the property and no visitors unless previously discussed with us.
3. Parties/Events: Parties/celebrations or meetings are strictly prohibited at the property without written consent from the host. If any of the aforementioned occur the host will terminate the agreement without providing a refund and will not be legally responsible to find alternative accommodation.
4. The property is privately owned; the owners & Your Home Anywhere are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The host is not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all guests are
expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
5. Respect the property and all furnishings, linens, appliances etc. Only use appliances for their intended use.
6 Respect the neighbours and adhere to the quiet hours of 11pm - 8am. Creating disturbance will be grounds for immediate termination of this agreement.
7. If you are staying at a property that allows house trained dogs, you agree to abide by our pet policy provided in your booking confirmation and check-in messages.
8. Parking is limited to the designated parking space for the property.
9. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included, daily maid service is not included in the rental rate. We do not permit bath towels or linens to be taken from the property. Please leave the property in a tidy manner as per the check-out instructions.
10. Water and Septic: No feminine products should be flushed at any time. If it is found that feminine products have been flushed and block the system, you could be charged damages.
Penalties:
Damage: Should any damage occur to anything within the home or on the grounds of the property the Guest will be solely responsible for the costs or the repairs or replacement.
Parties/Events: Should a party or event take place at the property there will be a penalty of $750 Pets: Should a pet stay at the property where there are no pets allowed a penalty of $500 penalty will apply.
Cleaning: Should the property not be left in a tidy manner and require additional cleaning the Guest will be responsible for the cost of the extra cleaning.
Smoking: Should smoking occur on the property or within the home there will be a penalty of $500
Security Deposit: A security deposit will be taken the day prior to arrival. The Guests potential financial impact (should any of the Rental Rules be broken) can be higher than the security deposit as noted above in the penalties.
WASHING UP FACILITIES
Whilst there is no recognised washing up facilities in the studio, the ensuite has a sink for the washing and drying glasses and the like if you wish a quick clean-up of an item. However, guests here for an extended period (i.e.. 3 nights or more), can take advantage of our service arrangement, whereby any used crockery or cutlery can be placed on the tray provided at the Studio entrance, which will be cleaned and returned to the tray during the day.
Lastly, If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, tell us; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back.
Please remember that you're staying in a house, not a hotel. Please treat the space with respect and care. If any problems arise, we will do our best to act ASAP.

The studio is located on a lovely quiet street, with its own private entrance and parking. Located in the heart of the Barossa and walking distance to the main street of Tanunda, you are perfectly positioned for easy access to many of the great wineries, restaurants and experiences that the region has to offer.
We are a 2 min drive from the pretty village of Tanunda that is well serviced with a varied selection of cafes, restaurants, pubs, 2 breweries, supermarket, butcher, bakeries, specialty retail stores, a medical centre, hospital and post office for your convenience.
We are a short 10 min drive to the famed Barossa Valley Farmers market in the picturesque township of Angaston, which is open on Saturday mornings from 7.30am. This is on our must do list.
If food and wine are not your thing, there are numerous walking and cycling trails with some easy bush walks through Kaiser Stuhl National Park. This is best visited at dusk to do some kangaroo spotting. Or you could play a round of Golf at the Tanunda Pines Golf Club, ballooning or a helicopter ride from the close township of Lyndoch to get a birds eye view of the this beautiful place we call home.
