Whether you are planning a corporate retreat, a multi-family reunion, or a wedding party, our high-capacity infrastructure ensures a seamless stay. Simply contact us with your exact group size so we can tailor the accommodations to your needs, keeping in mind that extra guest fees may apply. While standard large events are not permitted, we gladly welcome intimate gatherings upon request, which are subject to special event rates.

✨ GUEST RULES, SAFETY & AMENITIES ✨
➤NO smoking of any kind inside the house and on the decks/patios. Any violation of this policy requires guest to pay a $1000 Ozone Fee per occurrence.
➤Intimate Parties are allowed, but different rates and rules apply. Please contact us in advance.
➤Parking: Ample space available.
➤Pool & Spa: For your safety, food and glass are strictly prohibited in the water. We recommend guests refrain from hot tub use if pregnant or consuming alcohol. Use of all amenities is at your own risk.
➤ Pool Heating: Optional heating is available to enhance your stay. Because rates vary by season, and we do offer seasonal free upgrades. please enquire for a current quote.
➤Security: To ensure total peace of mind, the manor’s exterior is monitored by a Ring doorbell and floodlight camera( above garage). For guest safety, a camera also monitors the pool perimeter, though it is never used to observe guests directly and is not actively monitored during your stay. All recordings are securely stored and deleted post-departure in strict adherence to platform privacy policies and applicable local , state and federal regulations.
➤Travel Protection: We highly recommend purchasing travel insurance to protect against unforeseen weather or changes in plans.
➤Country Living & Harmless Visitors:
As we are nestled in the heart of the Kentucky countryside, you may encounter seasonal ladybugs or other native insects during your stay. While we maintain a rigorous and monthly professional pest treatments, our expert team confirms that these harmless visitors are a natural part of the rural landscape and can never be 100% eliminated, especially during seasonal shifts. These insects are completely safe and a standard part of authentic Bluegrass living, and we appreciate your understanding of our beautiful rural setting.
➤To comply with our insurance requirements, guests are required to complete ID verification and sign a rental agreement. Must be completed in 72 hours of booking confirmation to avoid cancellation
➤➤HOT TUB RULES
• Must be 18 years old to enter hot tub
• You must shower before entering hot tub
• No glass in or around hot tub
• Consult your physician before entering hot tub
• No lifeguard on duty. Enter at your own risk
• Turn lights off and cover hot tub when done. Clips must be attached or lid will blow off.
• No sunscreen, self tanner, sweat, or any creams can be on your body when entering hot tub
• if you don't follow these rules and hot tub must be drained you will be charged $250 for drain and clean.
