SUMMER DESERT HEAT Disclosure: Arizona is known for extreme outdoor temperatures, which can impact the efficiency of air conditioning systems. This home is equipped with two residential AC units, ceiling fans, and additional portable fans. However, please note that when outside temperatures exceed 110°F, it may be challenging for the systems to reach some guests targeted cooling temps during peak hours.
SECURITY CAMERAS: Ring doorbell (facing out), 2 cameras (front driveway & side yard gate). No cameras in the house or backyard.
PARKING: Garage (2 vehicles), driveway (2 vehicles). No street parking overnight - City/HOA enforcement.
*POOL HEAT: pool heat is an additional optional fee, winter rate is $300 per 3-night stay or $80 per night for stays 4 nights+. Contact host for a discount based on season and or length of stay. Pool heat request must be made at least 1 week prior to check-in and payment completed within 72 hours.
Late Check-out: - Failure to checkout on-time, without arranging prior late check out approval, will incur additional fees up $100 per hour of overstay.
Guest access
Guest has access to the whole house and yard.
- Pool cleaners do access the pool and pool equipment on Monday mornings via the side yard.
- Propane Refill/Delivery employee may access the pool propane tank on the side yard on an as needed basis.
- Pest Control accesses the yards and garage on last Tuesday every other month, on the even months.

- No street parking during quiet hours per neighborhood HOA. Subject to city/HOA ticketing.
- ID of primary renter is required. Upload to messages after booking.
- No Commercial Photography.
- No Parties of any kind, all guests must be disclosed, any extra day time friends should be approved first.
- No smoking, vaping or drugs of any kind in house or on property, any evidence of smoking will result in a smoke remediation charge of $500, plus extra cleaning and odor removal, plus any damages.
- No pets, any evidence of a pet without prior service animal approval and deposit will result in a pet cleaning expense and any damages incurred.
- All guest not accompanied by their parent must be 25 years of age or older.
- Breaking house rules may result in fees, fines, tickets or immediate cancelation of stay with no refund.
- Guests acknowledge the pool heat is an additional cost, (payment must be made at least 72 hours prior to check in.)
- Pool Cleaners do access the pool and equipment Monday mornings via the side yard. Additionally a Propane Refill/Delivery employee may access the pool propane tank on the side yard on an as needed basis.
