The space
Dream Sunset Lakehouse is waterfront, tucked away in the trees, just off Main Street in Gun Barrel City, on Cedar Creek Lake. Our home is truly a hidden gem, and we are excited to share it with you, your family, and your friends.

Whether you are hosting a family vacation, small reunion, ladies' retreat, men's weekend, corporate planning event, or just need time away from the hustle and bustle of city life, you have found the perfect place!

With plenty of parking along both sides of our secluded road, our place is easy to find, right in town, yet hidden in the beautiful trees that surround us.

Once inside, you will be greeted by a beautiful great room, designed with your comfort in mind. To the left of the entry, you'll find a beautiful eating bar, leading into our fully equipped, spacious, and cozy kitchen, ready for you to whip up your favorite vacation meals and snacks!

Memories are made around the dinner table, and our dinner table seats 10 comfortably! With four at the expansive eating bar, and 8 spilling out onto the comfortable covered back deck, your entire crew is able to enjoy fun meals together!

A full-sized laundry and utility room are off the kitchen, available for your use.

After a long, sun-soaked day of lake activities, there are plenty of comfortable, well-appointed beds for everyone!

*Bedroom 1 (sleeps 2 adults and 1 child):
The primary room has a comfortable king-sized bed, and a toddler crib in case there's a tiny one in your group.

*Bedroom 2 (sleeps five):
Attached to the primary bedroom is a happy, colorful, toy-filled haven for little ones, with a fun twin-over-full bunk bed with an additional trundle, that is sure to bring sweet dreams!

*Bathroom 1:
The gorgeous en-suite bath with a luxurious soaking tub and separate shower serves both the primary and little kids' room.

*Bedroom 3 (sleeps 8):
Across the foyer from the primary suite, there is another bunk room for kids or adults, with two sets of twin-over-full bunk beds and another trundle. This room can sleep up to eight!

*Bathroom 2:
Down the hall, you'll find another spacious full bath with a shower/tub combo and plenty of countertop space for everyone.

*Bedroom 4 (sleeps 2):
Tucked privately down the hall, you will find a peaceful, cozy bedroom with a comfortable queen-sized bed. Off the beaten path, this bedroom is a perfect retreat!

*Bathroom 1/2:
A powder room between the kitchen and laundry/utility room is situated perfectly for guest use.

*Bedroom 5 (sleeps 3):
Bedroom 5 is exciting for teens or party members who enjoy secret or secluded hide-outs! Through the kitchen, up the back carpeted stairs, you'll discover a fun, loft-style bedroom that is able to sleep three, with a TV for movie time, and an included en-suite bath with shower!

*Bathroom 3:
Bathroom 3 is upstairs, en-suite with the hidden loft bedroom.

Through the great room, and out the glass door, is where the real summer fun begins!

Our expansive, well-appointed, comfortable covered back deck welcomes everyone outdoors. Enjoy an early morning cup of coffee or an afternoon glass of wine as you relax on the deck and watch the family enjoy themselves fishing or playing in the yard area.

If you'll be traveling with furry family members, you will appreciate the fully-fenced-on-all-sides yard for them to enjoy as well!

Our thoughtfully-designed outdoor space invites you to fish off the sea wall or dock, take in the crackling of an evening fire around the fire pit, enjoy relaxing in our secluded hot tub, play yard games with the kiddos, sun bathe on the top deck of the dock, or hop into or onto your personal watercraft that you may tie securely to our dock during your stay!

Guest access
Guests may access the entire property, except the owner's supply and storage closet in the primary bedroom, and the outdoor storage building by the hot tub.

Other things to note
We would like potential guests to know:

Yard day is normally Wednesday.
Hot Tub maintenance is normally Wednesday.

No Parties:
This home is designed and equipped for responsible family and group use for retreats and vacations. It is NOT designed as a "party" house, or for irresponsible or illicit usage. If you're looking for a place to party hard, this is not it. Such parties will be evicted immediately by local law enforcement, with no refund.

Pre-Stay Inspection and Documentation:
Photos are taken after each clean, before each stay, to ensure that your guest experience is the best possible. If there is a deficiency, please alert us, and we will address it ASAP.

Parking:
Dream Sunset Lakehouse is located at the end of a cul-de-sac, and you may park on the drive and along the entry street, but please do not block our neighbors. We like to be neighbor-friendly.

Quiet Hours:
Evenings on the lake are relaxing, and in order to maintain the peaceful atmosphere, we ask that loud music or other loud behavior dial back the volume to a nice ambient level after 10pm, between the hours of 10pm and 8am. Again, let's be respectful of neighbors.

Children:
Our vacation home is child-friendly, but adult supervision of children is still required. Hot tub usage and water play is at your own risk.

Flotation devices:
Please use flotation devices when enjoying water play.

Pets:
Responsible pet parents are our friends. We love our furry family members, but we ask that pets not be left unattended in a manner that any damage to our home may occur. If you leave, please crate your pet. Please do not leave your pet unattended in a room where he or she might scratch at the door or wall. We have seen beautiful vacation homes with dog scratches on doors and walls. This damage is permanent, unfortunate, and preventable. Please go over our pet policy and make sure you understand and agree to it.

Pet Policy:
We are pet friendly, but please make sure your pet has a responsible human in charge. The pet policy follows:

This pet policy is binding and enforceable upon confirmation of rental. Breaking the pet policy is grounds for immediate termination of reservation with no refund.

*It is the Guest’s responsibility to walk the fence to ensure there is no means of escape for their pet. We maintain the fence, but some pets are escape artists. We assume no liability if a pet escapes the fence.

1. Guests must notify Dream Sunset Lakehouse of intent to bring a pet. There is a maximum of two pets allowed.
2. Pet Fee: The pet fee is $50 per pet.
3. “Aggressive breeds” are not allowed per our homeowner’s insurance: Pit Bull Terriers, Staffordshire Terriers, Jack Russell Terriers, Rottweilers, German Shepherds, Presa Carnarios, Chow Chows, Doberman Pinschers, Akitas, Wolf-hybrids, Mastiffs, Cane Corsos, Great Danes, Alaskan Malalutes, Siberian Huskies.
4. Cats, pigs, reptiles, exotics, or undesirable/dangerous pets are not allowed.
5. Pets must be properly and currently vaccinated.
6. Pets must be treated for fleas/ticks before arrival (or be on routine flea/tick prevention).
7. Pets must stay downstairs.
8. Please, please, please: Scoop Poop. We don’t want anything left behind for the next guest. There is a pooper scooper on the deck for your use.
9. Pets are not allowed on furniture or beds. Properly removing hair from furniture and blankets can easily add 4-6 hours to cleaning time.
10. If pets are left alone, they must be crated.
11. Pets must be on a leash outside, unless they are properly secured in the fenced back yard. They are not allowed to run free in the neighborhood.
12. Guest is financially responsible for any damage that is caused by their pet(s) to: rugs, flooring, walls, doors, bedding, linens, furniture, yard, or any other item or part of the property. Extra cleaning fees will apply if pets soil rugs, furniture, bedding, or linens.

Small Gathering Rental Agreement:

SHORT-TERM RENTAL AGREEMENT (TEXAS)
SUPPLEMENTAL TO AIRBNB TERMS & HOUSE RULES
This Short-Term Rental Agreement (“Agreement”) is entered into by and between the Property Owner/Host (“Owner”) and the registered Airbnb guest (“Guest”) for the short-term rental of the property (“Property”). This Agreement supplements all terms, conditions, and policies set forth by Airbnb, including the listing and House Rules.
By booking, checking in, or occupying the Property, Guest agrees to be bound by this Agreement.
1. OCCUPANCY LIMITS
• Overnight occupancy is strictly limited to 16 guests.
• Total persons on the Property at any time shall not exceed 30 individuals, including event attendees.
• Guest agrees to provide an accurate headcount prior to check-in.
• Exceeding occupancy limits constitutes a material breach of this Agreement.
2. PARKING
• Parking is limited to 12 vehicles.
• All vehicles must comply with the parking plan provided prior to check-in.
• Vehicles in violation may be towed at Guest’s expense without notice.
3. SMALL EVENTS / GATHERINGS
• Small gatherings (e.g., family dinners) are permitted only with prior written approval.
• Guest must disclose:
◦ Nature of the event
◦ Total number of attendees
• The total number of people on the property may not exceed 30 at any time.
• Non-registered guests must vacate the Property by 12:00 AM (midnight).
• Unauthorized events or misrepresentation of event details constitutes a material breach and may result in:
◦ Immediate termination without refund
◦ Additional fees and charges
4. NOISE & QUIET HOURS
• Guest agrees to maintain noise levels appropriate for a residential area and comply with local ordinances.
• Quiet hours are from 10:00 PM to 8:00 AM.
• After 10:00 PM, music and noise must be reduced to a low, ambient level.
5. PROPERTY CONDITION, DAMAGES & CLEANING
• Guest accepts the Property in its current condition.
• Owner documents property condition with time-stamped photos prior to check-in.
• Guest is responsible for:
◦ Damage to Property or contents
◦ Missing items
◦ Excessive cleaning beyond normal use
• Claims will be submitted through Airbnb. Guest agrees to pay all verified charges.
• Unauthorized early check-in or late check-out may incur additional fees.
6. GARBAGE & WASTE DISPOSAL
• Guest is limited to two (2) large trash cans of garbage during the stay.
• Our sanitation service will not remove more than two cans of trash.
• Guest agrees to:
◦ Properly bag all trash using the provided large black trash bags
◦ Compact garbage as much as possible
◦ Break down and crush cardboard boxes and containers to conserve space
• All garbage must be placed in the designated trash cans located by the garage.
• Any garbage exceeding the two-can limit will incur a $25 per bag disposal fee.
• Excessive trash beyond normal residential use may be considered evidence of an unauthorized event or undisclosed number of guests.
• In the event Owner determines that an unauthorized gathering or undisclosed guest count has occurred, Guest agrees to:
◦ A minimum Unauthorized Event Fee of $750
◦ Additional charges for cleaning, trash removal, damage, or excessive wear and tear
◦ Payment of all claims submitted through Airbnb
• Owner reserves the right to terminate the reservation without refund for confirmed violations.
7. CHILD SUPERVISION
• Children must be supervised at all times.
• Guest assumes full responsibility for minors and their safety.
8. WATER ACTIVITIES – ASSUMPTION OF RISK
• ALL WATER ACTIVITIES ARE AT GUEST’S OWN RISK.
• Owner is not responsible for accidents, injuries, or death resulting from lake or water activities.
• No child may swim or engage in water activities without direct adult supervision.
• Jumping from the top deck of the dock is strictly prohibited.
9. HOT TUB RULES
• Maximum capacity: 6 persons.
• Shower before entering.
• No lotions, oils, food, or beverages (except water in non-breakable containers).
• Misuse resulting in extra cleaning or damage will incur additional charges.
10. SMOKING POLICY
• No smoking or vaping indoors.
• Outdoor smoking permitted only with proper disposal of cigarette butts.
• A $250 cleaning fee will be charged if cigarette butts are found on the property.
11. ILLEGAL ACTIVITY
• No illegal drug use is permitted on the Property.
• No underage drinking.
• Violations will result in immediate termination of stay without refund and may be reported to law enforcement.
12. INDEMNIFICATION & HOLD HARMLESS
Guest agrees to indemnify, defend, and hold harmless Owner from any and all claims, liabilities, damages, losses, or expenses (including attorney’s fees) arising from:
• Guest’s use of the Property
• Actions of Guest or invitees
• Violation of this Agreement
13. LIMITATION OF LIABILITY
To the fullest extent permitted by Texas law, Owner shall not be liable for:
• Personal injury, illness, or death
• Loss, theft, or damage to personal property
• Utility outages, weather events, or circumstances beyond Owner’s control
14. RIGHT OF ENTRY
Owner or authorized personnel may enter the Property, with reasonable notice when possible, for:
• Emergencies
• Repairs or maintenance
• Verification of compliance with this Agreement
15. DEFAULT & EVICTION
Violation of this Agreement constitutes grounds for:
• Immediate termination of occupancy
• Removal from the Property without refund
• Additional fees or legal action
Upon termination, Guest agrees they may be treated as trespassing under Texas law.

16. GOVERNING LAW
This Agreement shall be governed by the laws of the State of Texas.

17. SEVERABILITY
If any provision is found unenforceable, the remainder of the Agreement shall remain in effect.

18. ENTIRE AGREEMENT
This Agreement, together with Airbnb’s Terms and House Rules, constitutes the entire agreement between the parties.

19. ACKNOWLEDGMENT
By booking, checking in, or occupying the Property, Guest acknowledges that they have read, understand, and agree to all terms of this Agreement.
