Unwind at this private hidden gem where relaxation and rejuvenation come first. Time stands still, offering an endless escape. And for those who love to fish, you can launch your boat right from the front yard.
Dogs are welcome but guests are responsible for cleaning up excessive shedding. Dogs not allowed on furniture or in bedrooms. An additional cleaning fee will be charged if dog hair is found in any of these places. Also no chasing of the wild life.

Get ready for family fun in the sun! Pack your sand buckets and sunscreen because your kids will love splashing in the Broadwater and exploring nature. Fire up the BBQ in the outdoor entertainment area or slow cook something delicious in the smoker. Kick back on the daybeds, sip your morning coffee, and watch kangaroos gather in the evenings.
After a fun-filled day, rinse off the sand under the stars in our hot outdoor shower and prepare for one of the most peaceful nights of sleep you’ve ever had!

We’ve found that these guidelines ensure the best experience for everyone:
BYO LINEN:
Please bring your own sheets, pillowcases, beach, and bath towels. We provide pillows and blankets.
RUBBISH
Put rubbish in the wheelie bins at the entrance when you leave.
WATER WISE:
We rely on tank water, so please use it sparingly.
PETS:
Dogs are welcome, but please keep them off furniture and out of bedrooms. Watch them around wildlife and be cautious of poison baits on the other side of the broadwater. (the council use them for dingo control to protect turtle hatching)
BYO FOOD:
Bring all your own food and preferred condiments.
COLLECT FIREWOOD:
Gather dead wood from around the property.
BRING ESSENTIALS:
Don’t forget sunscreen, mozzie repellent, etc.
FIRE SAFETY:
Make sure fires are completely out before bed and when leaving the property. Follow local fire restrictions.

Bedroom 1:
Queen bed, bedside tables, reading lights, inbuilt storage, ceiling fan, and private deck access.
Bedroom 2:
Queen bed, large bunk beds, bedside tables, plenty of storage, wall-mounted fan, and bush views with private deck access.
Kitchen & Dining:
Fully equipped with gas stovetop, oven, all necessary utensils, and a raised timber dining table. Tea, coffee, and sugar are provided. Bring your own ground coffee for the Bialetti stovetop maker.
Living Room:
Spacious with four large couches, custom hardwood coffee tables, a wall-mounted TV, books, games, and quirky artifacts.
Bathroom:
a shower cubicle, a tidy toilet, and a chic vanity to keep all your essentials at hand.
Deck:
Features a gas BBQ, 2 large day beds, a second fridge, a timber table, and extra chairs. Perfect for relaxing and enjoying uninterrupted views.
Outdoor Entertainment Area:
A haven for meat lovers with a wood-fired BBQ, parilla grill, smoker, handcrafted timber setting, and fire pit surrounded by wooden bench seats.
WiFi is available throughout the house and deck, though phone coverage may be limited.

FUN ON THE WATER:
KAYAKS:
Available for use at your own risk. Life jackets are under the daybed. Keep kayaks above the water line and stay in the local area. Watch for stingrays and driftwood.
BOATING:
Use a 4WD for launching and retrieving at high tide for safety. The Broadwater system is tidal with shifting sands. Deepwater Creek, a scenic and tight river system, is perfect for exploration. Avoid using the river mouth for ocean access due to limited high tide windows.

Neighborhood highlights
Rules Beach and the Deepwater / Baffle Creek area is a quiet and rural little pocket of paradise in Central Queensland. Popular with tourists for its tranquil atmosphere and lonely driftwood sprinkled beaches and rivers. Very easy to find a spot with no one around and the fishing and boating are great.
Deepwater National Park –
Take a day trip up to Agnes Water via the scenic dirt and sand track. Stop in a Wreck Rock, Middle Rock or Flat Rock for a swim on the way and if you're lucky you may see an emu!
Deepwater National Park is 4WD only.
Baffle Creek –
Famous for its fishing Baffle creek is a large and beautiful river system 10 minutes down the road. Enjoy lunch at Flat Rock picnic area or cruise the river in your boat. There are 2 main boat ramps one at Flat Rock close to the river mouth and one further upriver near Wartberg School.
Baffle Creek Store –
Get your groceries, petrol, bait and fishing gear from the local Baffle Creek Store, closes at 6pm.
Zincalumbar –
Try the local beer from Baffle Beer Brewery at the pub ‘Zincalumbar’. Friendly atmosphere and a Courtesy bus on weekends.
Wreck Rock Cafe –
This hidden gem is worth the trip just for the pizza. They offer burgers and take away style food. The burgers are enormous. They also have ice cream, sodas, and garlic bread and more.
Deepwater National Park –
