Access is only through the front door, and use of the patio between the stairs and front door.
Strictly and under no circumstances is there any access to the rear communal neighbours garden. Any guest reported using this area will be asked to vacate the flat immediately. This will invalidate our licence to operate. There is a neighbour WA group relating to our air bnb so please do respect our rules.
Other things to note
The property is situated in the New Town which is a UNESCO World Heritage Site and contains the largest collection of Georgian Property in the UK.
It is a 15 minute walk from Princess Street, where you can catch a tram to the airport within 45 minutes, so one hour door to door on public transport.
Bus no 23 and 27 from Dundas Street ( 5 minute walk) to up via Princes Street to the Royal Mile and beyond to the South Side of the City
Bus no 36 from Henderson Row ( 2 minute walk) heads up to the West End and Lothian Road up to Bruntsfield and Morningside

Parking is very expensive in Edinburgh!
There are no parking restrictions at the weekend and you can park in the permit holders spaces and on single yellow lines…
Monday to Friday 8.30am - 5.30 pm you can only park in pay and display bays during those hours, outside those hours, weekend rules apply.
The nearest on street parking without restrictions is On East Fettes Avenue which is a 15 minute walk. So as we have a minimum 5 night stay, it can be worth parking and leaving your car there and using public transport and walking.
The property is located in the heart of Stockbridge. The beautiful Inverleith Park and Royal Botanical Garden are both a short walk from the flat.
Stockbridge was recently declared as the most desirable place to live in Scotland by The Sunday Times. It’s famous weekly Sunday market is hugely popular with the locals and offers a range of gourmet street food stalls and arts and crafts.
Stockbridge itself is home to many artisan coffee shops, bars and restaurants and many old Scottish Pubs offering craft beers and excellent food.
St Stephen Street contains a great mix of all of the above along with boutiques, art galleries and shops.
