The space
The bungalow is located on over 2 acres of private grounds and has its own secluded garden & patio with awnings as well as a secluded shaded gravel seating area with BBQ. the private garden opens up onto a beautiful meadow and woods which are also owned by us. Facing south, it has a very bright, spacious living/dining room area and kitchen, both rooms have double patio doors opening up to the beautifully landscaped private garden and lawn.
By using the traditional wooden shutters and roll out awnings, the lounge and kitchen which face South, remain cool. The bedrooms are at the rear of the property and stay cool.
Nearby we have a lake with a beach, swimming and watersports. There are multiple lakes and rivers nearby and the location is a nature lovers delight.
The end of the grounds is actually the Haute-Vienne and nearest town is actually Rochechouart with it's castle. 25 minutes drive South and you enter the Dordogne. this makes the property ideal for guests searching for a property to buy as you have easy access to 3 different departments.

The kitchen is spacious, modern and well-equipped with a gas hob, microwave, built-in electric oven, washing machine, fridge-freezer, toaster, kettle, coffee machine, iron & ironing board.
Through the exposed-barn wall hallway, there are 2 large accessible bedrooms, each with their own ensuite wet rooms/bathrooms. There is also a modern 3rd family bathroom with an actual bath. however this room is not wheelchair accessible.
One bedroom has 2 single beds that can be joined to make a double and the other bedroom has a double bed. each bedroom also has a footstool that turns into a single bed. The 2 lounge sofas also turn into large single beds. We are lincesed by the Charente Tourist board to sleep 6 however in total we could upon request host 8 using the sofas and footstools that turn into beds.
Guests can enjoy access to the accommodation and also the adjoining land.
There is a hot tub however this is an additional cost due to the high running costs
The bungalow is detached from all habitable buildings but does back onto a barn, during the day you may hear me access the barn occasionally.
We are rural so please expect sounds of nature, occasional tractors passing by or depending on time of year they may be operating in nearby fields.

Guest access
Guests have their own private area of garden and patio but are also free to roam on the surrounding land belonging the owners, please note that walking under or near trees has a risk element and is entirely at your own risk.
Double patio doors out to the patio and lawns are conveniently straight from the lounge and also from the kitchen.
There is double gates to the flat driveway which can park 2 small/medium sized cars, there is also a pedestrian gate.
From the driveway there is a short step free slope with handrails and lighting which was designed to be wheelchair accessible. The whole property except 1 bathroom is wheelchair accessible.
Other things to note
Private accessible parking for 2 small to medium cars with wheelchair access. Larger vehicles can be accommodated by using the driveway next door upon request. The whole property has been designed for guests of all abilities and has been done tastefully and discretely.
The whole property and garden is step free, there is a wheelchair ramp down from the driveway to the main patio which has handrails and was made wide enough for mobility scooters to be able able to negotiate without issue. We have also installed external sockets for charging mobility scooters.
We have shower chairs and raised toilets seats available at no extra cost, please ask when booking so that we can install them in readiness for you as they are removed from the property when not in use.
Both full ensuites have grab rails and space under the sinks for wheelchairs.
The kitchen is as wheelchair friendly as possible with an accessible oven, however everything else is at standard height.
Only the bathroom with the bath is not wheelchair accessible due to width of door and turning space.
We are have been awarded a high 3 star rating by the Charente Tourist board.
Use of Hot tub is 5 Euros per day to cover the electricity and cleaning and is payable on arrival. It takes around 36 hours for hot tub to get to temperature so please send us a message. Currently the hot tub is not inside the enclosed garden but is on the decking of the main house (just outside bungalow garden)
The bungalow does have fencing all around but on the one side it is low fencing so that you can enjoy the views over the rest of the grounds. There is chickens and wildlife in the main grounds so any dogs that are likely to jump the fence to get at our chickens or wildlife will not be permitted. We reserve the right to ask you to leave and there will be no refund. Please close driveway gates at all times unless you are happy for the chickens to roam in!
Wi-FI although usually has great speeds and connectivity via Starlink this can never be guaranteed to be consistent and is beyond our control.
All bed linen is provided, as well as towels. If your staying more than a week then please request additional bedding after 7 days. A washing machine is also in the property.
Please remove all suncreams before using the beds.

Smart TV with international channels supplied by internet, may suffer buffering occasionally depending on quality of internet signal coming via Starlink. There is Amazon Prime TV, Netflix and YouTube which you can sign into with your details, please remember to sign out before you leave.
5-minute drive to Rochechouart town, 25 mins to Limoges airport, 30 mins to Limoges, 50 mins to Angouleme, 2 hours to Bordeaux. Travel times are an average car journey.

We have a portable air conditioner unit and like the mobility aids, this isn't kept inside the property. In the unlikely event that you need the Aircon unit let us know, please bare in mind that portable aircon units are noisy and may disturb your sleep.

The property has a VMC which keeps air circulating constantly keeping the property naturally cool without using airconditioning. We do also have one portable air conditioner which (like all portable air conditioners) is reasonably noisy and is available upon request. The lounge is South facing but has window shutters which can be shut as well as roll out awnings, this keeps the South side of the property cool, there is also fly screens on main lounge and kitchen windows which can be then left open at night time to let cool air in. We also have a thermometer and humidity monitor in the property which is on the WiFi so we regularly check comfort levels in heatwaves. The property has never got over 25 degrees indoors over the past 2 years of monitoring it (the app saves history). This is without the need of Aircon.
The bedrooms are North facing and always stay comfortable.
During the winter months the property has electric radiators which can be manually set to whichever temperature you require for your comfort. There are also towel radiators in all 3 bathrooms. We ask that these are all turned off when you go out please.
There is a CCTV camera which covers the parking area and gate entrance only. This is for us to check that only paid for guests are arriving, we reserve the rights to check that your identity matches the names on the booking. Guests who have not paid will be asked to leave immiediatlely, failure to comply will mean the whole booking will be cancelled and no refund offered. This is so we can comply to local legislation as well as remaining within our insurance policy details.
Removing, disconnecting, covering or altering angle of CCTV camera is forbidden.
Strictly no other type of pets except dogs that are pre-booked, dogs must be well behaved, good with other animals and owners must clean up any dog mess in the garden.
