Wake up inside the medieval walls of Panicale, where each day begins with birdsong, warm bread and a neighbour’s ‘buongiorno’.

Casa Monte is an elegant, three-bedroom home for food lovers and dreamers.

Cook with local ingredients, gather around the table, sip wine and fall asleep in quiet comfort. Step outside and you’re in the piazza, not the countryside.

This is village life, lived fully and simply.

The Italy you always imagined.

The space
Casa Monte is a rare find.

A private home inside the historic centre of Panicale, one of Umbria’s most charming hill towns. Life here follows the rhythm of morning espresso, quiet conversations in the piazza and the scent of something simmering just down the lane.

Set across three levels, the house blends centuries-old stonework with thoughtful, modern design. The open-plan kitchen and living space is made for food lovers. Cook with fresh local produce, pour a glass of wine from the fridge, and gather around the table for a long, laughter-filled meal.

Afterwards, curl up on leather sofas with a book, a film, or simply the stillness of an Umbrian evening.

Three bedrooms sleep up to six guests. A king room upstairs. A flexible room that can be arranged as a double or two singles. And a queen suite with its own private bathroom on the lower level. The main bathroom features a deep soaking tub and peaceful views across Panicale’s rooftops.

You will also find fast Wi-Fi, a Bosch washer and dryer, and all the little comforts that make travel easy. But the real luxury is the village itself. The butcher remembers your name. The grocer tells you what’s fresh. You might stumble into a music night or join a procession without planning to.

And everything is so close. It’s just a minute’s walk to restaurants like Lillo Tatini, Ristorante Masolino and Il Gallo Nel Pozzo, two minutes to the beloved Rastrello Cucina e Giardino and the grocery store. The bars DP Caffè and Caffè della Piazza, set in the sun-soaked piazza, are even closer. Everything you need, just a few steps away.

This is not a villa on the edge of town.

This is village life, from the inside.

Guest access
Many guests choose to rent a car, and we’re happy to help arrange one for you. Parking is just outside the village walls, with only a two or three minute walk to Casa Monte.

If you prefer not to drive, we can also organise a private driver or airport transfers.

The nearby Chiusi train station connects you easily to the rest of Italy. Reach Rome in two hours, Florence in an hour and a half, or catch a morning train and enjoy lunch in Venice.

Other things to note
Casa Monte sleeps up to six across three bedrooms.

The ground-floor queen suite has its own ensuite with shower and toilet.

Upstairs you will find a king bedroom, plus a third bedroom that can be set up as a king or two singles.

A port-a-cot is available on request, and we are happy to help with anything else you need for your stay.

Neighborhood highlights

Living in a village is a truly special experience. Instead of visiting for a few hours, you become part of daily life.

Wake to the sound of church bells, take a long walk through the rolling countryside, then return to the village for fresh pastries from the bakery and a coffee in the piazza.

Shop for local produce, exchange smiles and cheerful ‘Ciao!’ with the neighbours, and savour the feeling of belonging to a timeless way of life.

My work: Writer/ Director
I am a writer and director for film, TV and branded entertainment. Twenty years ago, my family and I fell in love with a thousand-year-old house in a medieval village between Tuscany and Umbria. We restored it with great care, and it has been our special place ever since. Whenever we can, we return to enjoy the food, wine and friendships that make this part of Italy so magical. We hope you will love it too.
