A spacious two storey house with 3 bedrooms (with air conditioned), 2 bathrooms, 2 lounges and a nice little garden for summer barbecues and “al fresco” dinners. It has just been nicely re-furnished.
We can host 6 people in beds and 2 additional on sofa bed.
It is located on a secondary road within walking distance from the main facilities: supermarket 3’, bus stop connected to Pisa airport 4’, railway station 7’, restaurant/pizzeria 7’. In less than 15’ walk you will get onto the beach.
The space
Casa Mario dei Pini is the house where my family has lived for generations, and Mario was in fact the name of my father to whom this hospitality project is dedicated. Its layout is typical of the Viareggio town and it is thus called “Casa Viareggina”.

It was supposed to become the house of my own family but life brought me elsewhere, specifically in Bristol (UK) where I currently live.
The house is spacious (120 sqm) and provides all comforts. It is all for your exclusive use and you will not need to interact with anyone else unless you like to converse with the locals. There are still a few people living there who remember when I was born!
We can host 6 people in 3 bedrooms (all with air conditioning) in queen-size beds or single beds. Two of the queen-size beds can be made into two single beds upon request.
A sofa bed in the lounge upstairs can be made into an additional double bed to increase the capacity to 8 people (note that the lounge does not have air conditioning directly).
It has two bathrooms, one smaller on the ground floor (still with a shower) and a larger one on the first floor with a large shower and a bathtub.
Our guests also appreciate the patio/garden on the back, equipped with a barbecue and a table for dining outside.
There is a well-equipped kitchen with a dishwasher and a laundry room with a washing machine and a tumble dryer. High-speed Wifi is available throughout the house and the patio.
It was designed as a family home, which is what our guests say when they leave. It was like being at home!
It has been re-styled by Luciana, my co-host, in a simple and tasteful way, to hopefully please your needs.
It is strategically located at less than 10 minutes walk from the main facilities and amenities: local greengrocer (1 min), quality supermarket (3min), bus stop connected to the Pisa airport (4min), “Pineta" (pine forest, a children's delight!) (5 min), railway station (7 min), independent restaurant/pizzeria (7 min), main market square (10 min). Walking for less than 15 min through the pine forest will lead you to the seafront, the main promenade and the beach.
Parking is available on the street in front of the house by buying a permit from a nearby kiosk.
I take care of the relationship with the guests via the Internet and telephone, while Luciana will take care of your stay once you are there.
I have been living in this house until I was 43 (I am 61 now) and I am so pleased to make it now available to other people who can enjoy the dear places where I spent my infancy, youth and early adulthood.
I will let you know my best picks for places to visit and things to do at any time of the year. You will be close to some of the most stunning places in Italy!

The entire house will be at your exclusive use. As soon as you enter you will be welcomed in a spacious lounge with a view on the backyard/mini garden. I have always loved this sense of welcoming space when I used to return back home from periods away. At ground floor, in addition to the lounge, there is a double bedroom which can be turned into 2 single beds, the kitchen and the smaller bathroom.
A marble stair will give you access to the upper level with wooden floor. There you will find another smaller lounge which in my view is “the library” (you will find there a selection of my books to peruse). A large bathroom with both a shower and a bath is at your disposal there.
In this upstairs lounge a sofa bed can sleep other 2 people, although obviously less comfortably than in the bedrooms.
At the end of the backyard you will find a detached room which is basically the laundry room with a laundry machine and a tumble dryer. There you can also find the iron and iron board.
The house also offers a generous 20+Mbps wifi connection and features a shining new 43’ inches smart TV at Ultra HD definition (4K). The kitchen is equipped with a gas stove, electric oven, a big fridge, freezer, kettle, microwave oven, toaster, cutlery, crockery, pans and pots. A sturdy and handy barbecue is available in the backyard.
There is a gas central heating system to keep you warm if you come in winter.
Other things to note
SMOKING. If you are a smoker we ask you not to smoke in the house but only in the garden. Please be sure you are comfortable with this restriction before booking.
PETS. Pets are generally welcome (Luciana loves them!). However we want to know about them beforehand. We would not allow snakes, lions and tigers! Also when pets are around we kindly ask you to keep all sofas covered with the suitable protections. We ask for an additional €20 fee towards cleaning if you come with a pet.
NO PARTY RULE. Our vision of hospitality does not include allowing partying with alcohol abuse, people getting drunk, shouting and loud music until the early hours. Please be sure you are comfortable with this restriction before booking.
PARKING. The house is in a parking scheme area managed by the council.
Parking is chargeable every day from 9 am to 1 pm and from 3 pm to 8 pm (accurate on 5/9/21, please double-check on street signs). You can pay at the local machines.
You can buy a weekly permit for €25 and park the car in any available place in front of the house or any other place nearby.
From June 2022 it is also possible to buy a daily permit valid in any parking space in the whole town (not only around the house). It lasts 24 hours and costs €8.
Permits can be purchased in various shops of the city, but the closest to the house is "Edicola PP 29 Galli" which is a newspaper kiosk in the pine wood. It is open everyday from 8.30 am to 7.30pm. It is 950m away within 10 minutes walking (you can go directly by car as well). By the way ... it is on your way to the beach!
TOURIST TAX. The council of Viareggio requires that each person on a short stay pays a daily fee to them. It is €1.5 per adult per night. You will pay it in cash at the checkout and we will send you a receipt. As a reminder, the tourist tax is not included in the price.
COMMUNICATION OF YOUR STAY TO THE HOME OFFICE. Italian rules requires that the presence of every guest in town is communicated to them. This is why we need the details of each of the guests at booking time. We will do all this bureaucracy for you.
CLEANING FEE. To keep low the daily rental fee we prefer to charge the cost of the cleaning in a one off way, as it is paid only once for each period. You will find this clearly specified at booking time.
