Welcome to Calm Timber Cottage, your serene retreat nestled away in the enchanting Ouachita National Forest, in Beavers Bend! Relax outdoors with your own hot tub & fire-pit. Enjoy the cozy indoors with two fireplaces and stylish cabin aesthetic. Only a few minutes from the restaurants, attractions, and shopping in Hochatown. Only a few minutes to Broken Bow lake and Cedar Creek Golf Course. Rest, restore, & reconnect at Calm Timber.

The space
Multilevel deck with a ceiling fan and plenty of seating where you can take it all in. The hot tub on the lower deck is great for relaxing and star gazing.
The grill and fully stocked kitchen offers you a great place to cook. There is a fire pit area with seating provided in the back, beneath tree lights, for that campfire experience.
The high vaulted ceilings make the space feel so open and airy.
There is a full washer and dryer for your use and a walk in shower + fully stocked bathroom. The additional fireplace in the bathroom is a fun bonus feature! There is a cozy king sized bed and a sectional sleeper couch that folds out into a full sized bed - so the cabin can sleep 4 guests if necessary but not encouraged or recommended.
Smart TVs, WiFi, & gas fireplace are also for your use. The keypad entry makes it convenient & easy to come and go as you please.
To help you not over pack and overthink - We provide shampoo, conditioner, body wash, hand soap, dish soap, kitchen cooking supplies, pots, pans, utensils for cooking and grilling, plates, cups, dishwasher, dishwasher pods, keurig with coffee pods, drip coffee pot with ground coffee, blender, Brita water pitcher, laundry soap for the washer and dryer, toilet paper, paper towels, hair dryer, etc.
There are extra and plenty of pillows, blankets and towels for both the shower and hot tub.

ACCESS & ROAD CONDITIONS:
The cabin is accessed by a dirt/gravel road that may be bumpy, uneven, or develop potholes, particularly after rain or inclement weather. Please drive slowly and carefully once you turn off the highway and approach the property.
Road conditions are outside of the host’s control and may vary throughout your stay. Guests are responsible for determining whether their vehicle is suitable for current road and weather conditions and for operating their vehicle safely.
FIRE PIT & BURN BANS:
Guests who wish to use the outdoor fire pit are responsible for providing their own firewood. Firewood is readily available for purchase at many stores throughout Hochatown and Broken Bow.
Before starting any outdoor fire, guests are responsible for verifying that no applicable burn ban or fire restriction is in effect. Burn bans can occur in McCurtain County, particularly during dry conditions.
The fire pit must not be used during an active burn ban or other applicable fire restriction. Guests are responsible for complying with all applicable fire regulations and may be responsible for fines, damages, or other consequences resulting from prohibited, negligent, or unsafe fire use.
Never leave a fire unattended. Keep a safe distance from flames and hot surfaces, and completely extinguish all flames and embers after use.
HOT TUB SAFETY:
Use of the hot tub is voluntary and should be done responsibly. Guests are responsible for determining whether hot tub use is appropriate for them and should follow all posted instructions and safety precautions.
Please use caution when entering and exiting the hot tub, as surrounding decking and steps may become wet and slippery.
No glass containers are permitted in or around the hot tub. Do not sit, stand, walk, or place excessive weight on the hot tub cover.
Guests should avoid using the hot tub while excessively impaired by alcohol, medications, or other substances that could affect judgment, coordination, or the ability to safely enter and exit the hot tub.
Children and anyone requiring assistance or supervision must never use the hot tub unattended.
Please replace and secure the hot tub cover after every use. Guests may be responsible for damage resulting from misuse, negligence, or failure to follow the provided instructions, subject to Airbnb's applicable policies and applicable law.
DECKS, STAIRS & OUTDOOR AREAS:
This is a cabin in a wooded, natural environment and includes outdoor stairs, elevated decking, uneven natural surfaces, gravel, roots, leaves, and other conditions commonly associated with a forested property.
Please use handrails where available, supervise children appropriately, and use additional caution at night and during rain, ice, snow, or other inclement weather.
Outdoor surfaces may become slippery due to rain, moisture, leaves, frost, ice, or hot tub use. Appropriate footwear is strongly encouraged.
Do not climb, sit, stand, or lean excessively on deck railings.
WILDLIFE & NATURAL ENVIRONMENT:
The cabin is located in a wooded area where wildlife, insects, snakes, spiders, ticks, and other animals may naturally be present. Wildlife may occasionally enter the immediate area surrounding the cabin, driveway, decks, or fire pit.
Please observe wildlife from a safe distance and do not approach, touch, chase, or feed wild animals. Keep food and trash properly secured and use caution when walking outdoors, particularly after dark.
The presence of insects or wildlife outdoors is a normal part of staying in a forested environment and cannot be completely prevented.
WEATHER, POWER & OUTDOOR CONDITIONS:
Mountain and wooded areas can experience changing weather conditions, including heavy rain, storms, high winds, freezing temperatures, fallen limbs, and occasional utility or internet interruptions.
Conditions outside of the host’s control—including weather, road conditions, utility interruptions, burn bans, wildlife activity, and other naturally occurring conditions—may occasionally affect the use of outdoor amenities or access to the surrounding area.
Guests should monitor weather conditions during their stay and exercise appropriate caution.
EARLY CHECK-IN & LATE CHECKOUT:
Because we maintain a high standard of cleanliness and frequently have same-day guest turnovers, we cannot guarantee early check-in or late checkout. We are always happy to accommodate these requests when the booking and cleaning schedule allows, so please contact us in advance for approval.
When available:
Early Check-In — 1:00 PM: $35
Late Checkout — until 1:00 PM: $35
All fees must be paid and the request approved before the adjusted check-in or checkout time.
Remaining at the property beyond an approved checkout time may result in additional charges, including up to the applicable nightly rate when the delay materially interferes with turnover or the incoming reservation, subject to Airbnb's applicable policies.
LIVING ROOM GAS FIREPLACE:
The living room fireplace is a gas fireplace and is available seasonally during the winter months.
The pilot must be lit before operation. Once the pilot is operating, use the timer dial located on the right-hand side of the brick mantle to ignite the fireplace. It may take approximately 30 seconds for the fireplace to turn on while gas moves through the line.
NEVER place or burn firewood, paper, trash, or any other material inside the gas fireplace. The ceramic logs installed in the fireplace are not to be removed or altered.
Improper use can create a serious fire, carbon monoxide, property-damage, or personal-safety hazard. If you are unsure how to operate the fireplace, please contact the host rather than attempting to troubleshoot or modify the unit.
PETS, SMOKING & MINIMUM BOOKING AGE
No pets are permitted, subject to applicable law and Airbnb requirements regarding qualifying service animals.
No smoking or vaping inside the cabin. Guests may be responsible for additional cleaning, deodorizing, remediation, or damage costs resulting from violations.
The primary booking guest must be at least 21 years old and must remain responsible for the reservation and compliance with the house rules throughout the stay.
DAMAGE, MISSING ITEMS & GUEST RESPONSIBILITY:
The booking guest is responsible for the conduct of everyone included in or visiting under their reservation.
