The space
Welcome to our tranquil downtown Bristol home, a mere half mile from the lively State Street area and close to the Hard Rock Casino. Relax in our tastefully furnished interior or unwind in the inviting outdoor oasis featuring an inviting hot tub, cozy fire pit, and covered seating or enjoy the charm of the wrap-around porch in front.
SLEEPING ARRANGEMENTS:
• The primary bedroom: 1 Queen size bed + a dedicated workspace
• The second bedroom:
o 1 Queen size bed
o Two tri-fold floor mattresses with extra linens: one for a child only, and one suitable for a child or small adult. Both may be used anywhere in the home.
o A portable crib is offered for the comfort and safety of your little ones.
KITCHEN: The bright and fully equipped kitchen has the basic kitchen necessities to prepare your meals.

THE OUTDOOR SPACE: While exploring all that Bristol has to offer, return to the serenity of our private backyard oasis. Challenge each other to a friendly game of ring toss, as well. Unwind on the charming wrap-around front porch, complete with rocking chairs and take advantage of easy access to the front and side lawns - perfect for your furry friend.

• When you’re traveling with a pet, please select the pet option during booking; a $50 per-stay pet fee applies.
• CLEANING FEE: At our home, your comfort, health, and safety are our top priorities. Our dedicated house cleaning crew utilizes products made from safe, all-natural ingredients, ensuring a worry-free environment for your children and pets. To further prioritize your well-being, the hot tub undergoes thorough sanitization before your check-in as well as on a routine basis. Rest assured that our comprehensive cleaning fee includes professional HOUSE CLEANING, LAUNDRY SERVICES, AND HOT TUB SANITIZATION, guaranteeing a pristine and enjoyable stay for you and your family.
SCHEDULED PROPERTY MAINTENANCE:
• Lawn Care: Our regularly scheduled lawn mowing day is every Tuesday between approximately 10:00 AM – 4:00 PM. The lawn care crew will not need access to the backyard.
• Hot Tub: In addition to sanitization between guest stays, weekly hot tub service is completed every Friday around noon by a licensed technician. This service requires access through the back gate to the fenced area. Technician will notify you of his arrival first.

ID VERIFICATION: As part of our standard screening process, ID verification may be required after booking.
Guest access
Guests will have full access to the entire home. The only exceptions are the two locked owner's closets, storage shed, and crawl space.
Other things to note
PETS: We have a two-dog maximum. Please escort your leashed dogs out to the front or side lawns to do their business and clean up after them. Doggy doo bags are provided in the doggy basket in the back foyer and outside by the trash can. Sorry, no cats or any other pets allowed. To ensure the safety and comfort of your dog(s) and our property, we kindly ask that you crate your pet(s) when leaving them unattended in the home, unless absolutely certain your dog(s) will not cause any damage. There is one medium sized crate provided for your convenience.
SMOKING: This is a completely smoke-free property (including vaping, cigar, and cannabis); no smoking is allowed inside or on the decks, porch, or hot tub area, and a $500 smoke-remediation fee may be assessed if evidence of smoking is found.
NO PARTIES: Out of respect for our neighbors, large parties and gatherings are strictly forbidden, and are prohibited by the homeowners insurance policy. There will be zero tolerance, and evidence of a party will result in immediate eviction from the property and termination of the booking without refund. Every guest who is present on the property must be included in the original booking. There are to be no additional guests allowed on the property on an overnight basis. If additional overnight guests are detected there will be a $100 fee assessed per person per night.
MAINTENANCE: Routine maintenance to include lawn care and hot tub maintenance are scheduled weekly. Days and times are noted in the property description. Renter acknowledges that these services may be performed during their stay. Only hot tub maintenance will require access to the enclosed backyard area and the technician will make renter aware of their arrival.
SUPPLIES:
While starter supplies of Shampoo, Conditioner, Body Wash, Hand Soap, Toilet Paper, Paper Towels, Trash Bags, Laundry and Dishwasher Pods, Dish Soap, and Coffee Pods are provided, you will need to supply those items for yourself once they are depleted.
