We're very proud to welcome you in our apartment, you'll be at the TOP FLOOR (Total of 57 steps, 44 until the apartment's entrance door, wich is at the second floor, and 13 steps inside the apartment until the third floor, NO ELEVATOR, no one has an elevator in historic buildings) in a small tipic ancient building dating 1580 in the beating heart of Florentine UNESCO world heritage medieval historic center, a privileged position in the middle of Renaissance story and its operas, a block from Duomo (1 min by walk) and Michelangelo's David (2 mins), all the "MUST" are within 15' walking distance!
You can find many windows with this view, some balcony but really few terraces (90sf).... icing on the cake is our exclusive terrace with a stunning private point of view of the Brunelleschi's Cupola (600 years) that makes the apartment unique, a real rare pearl where you can stay in love with Florence for your once-in-a-lifetime experience, enjoy surreal relaxing moments while hear the violin of the street artists from Duomo square or the bells of the Giotto's tower, here you can have a breakfast, made an aperitivo enjoying the Italian "Dolce Vita" or dine while enjoy the magic sunset shades behind the Cupola, this is the ideal place for those looking for a unique experience, a special apartment different from all the others for create your special memories!
After 5 months of complete renovation, in which we have put ourselves with body and soul, trying to create the ideal place that we would like to find in our travel, we are very proud to welcome you in our stylish, cozy and romantic attic!
Modern but not cold, simple but functional, of design but not flashy, the concept behind the restoration is "less is more" but the attention to details is maniacal and nothing was left to chance, from the bathroom's design sinks to the heaters with Cupola logo, from the lighting that highlights the ancient brick wall to the one hidden in the bed headboard, from the steel table legs to the minimal coat hanger (We haven't traditional closet or drawers), from the stainless steel kitchen top to the soap dispenser made by real stone (very heavy, pay attention!!), it would have been much easier and cheaper to furnish it with IKEA furniture but we choose to made all custom handmade on our design by local artisans, we made it to create even an experience that is a part of your travel, much more than just any apartment, like so many others, where you simply go to sleep at night, we hope that you can appreciate and like it as much as we do!!!
You'll have 500sf at your complete and private disposition, a main room with KING SIZE bed (And a giant 80" 4K smart TV with free Netflix), a living room/kitchen with comfy sofa bed (60" 4k smart TV with free Netflix) and 2 BATHROOMS, each one with access from its room, a sliding door can separate the living from main room for complete privacy if you are, for example, 2 couples of friends, the access to the living is from the main room.
COMFORT:
One of the things that was much appreciated is that there isn't an upper floor, then no steps noise, no rubbing of chairs in the middle of the night!!
The Daikin Emura aircon (Italian law allow to use it in the hot season 15/30May-15/30Sept), anti-noise windows, orthopedic KING SIZE mattress in memory foam (5,90x6,56x10ft" - 180x200x25cm), feathers blanket (Provided ONLY in the winter/spring season Oct-May), 2x Daunen Step feathers and 2x memory pillows and blackout curtains (all new and high quality) will guarantee your perfect rest.
In the hot Florentine summer, the laundry don't provide blanket, we provide a double layer sheet and we can ensure you will not need a blanket and you'll not have cold, just set down the AC to 25-26°C (77°F) instead 18°C (64°F).
Every new guests, we change linens, pillowcases, towels and bath mat, weekly we also turn the mattress to keep it in shape and change mattress cover and pillows covers.
HEATING:
AS PER ITALIAN LAW, the heating can be switched on the 1st of November and must be switched off 15th of April, it can't be more than 21°C degree (70°F), t is centralized and already setted to the maximum allowed by the law, if the temperature in apartment is already 21°C, it switch off automatically and the radiators are cold.
If you want less hot just let us know, we can control it by remote (only for less hot).
AIR CONTITIONING:
AS PER ITALIAN LAW, it can be switched on from 15/30th May until 15/30th September and the temperature can't be LESS than 24°C degree (75,2°F), it have the function to prevent them from being accidentally left on when the guests leaves the apartment, each unit, after 20 minutes that does not detect anyone in the room, switches off automatically.
So, in the period between 15/30th September to 1st November and 15th April to 15/30th May we can't switch on heaters or AC but we ensure that you'll be comfy, we have double layer insulated windows and provide feather blankets.
KITCHEN:
The kitchen is provided with double induction plate, microwave, combo washing/drying machine, dishwasher (We provide HE pods for both), Italian moka coffee machine (We provide the ground coffee), fridge with freezer and all the necessary for cook, for your safe there is NO GAS inside the apartment.
TAP WATER IS POTABLE BUT SMELL OF CHLORINE.
BATHROOMS:
A complete bathroom with XXL walk-in shower (shampoo and body soap provided) with a big fix shower plate as shown in the photos and a little bathroom, with access from the main room, with sink, wc and shower with view!!
BED ORGANIZATION:
The standard organization is for 2 PERSONS in the king size bed, if you are 3 or 4 persons just SELECT IT WHEN YOU BOOK, so we can provide linens and towels and organize the sofa bed in time for your arrival.
If you are 2 guests that want to sleep separately, tell to us WHEN YOU BOOK because we must provide linens in time and organize the sofa bed for a little fee for the extra linens and service.
NO EXTRA LINENS WILL BE PROVIDED AND NO SOFA BED WILL BE PREPARED WITHOUT PRIOR SPECIFIC REQUEST.
Each guest in addition to 2 have a cost, linens and towels are included in the price (kids 0-2yo are free, we ask only the fee for the extra linens if they sleep in the sofa bed, kids 2-18yo is considered guests from Airbnb).
DOCUMENTS:
AS PER ITALIAN AND INTERNATIONAL ANTI-TERRORISM LAW we must register the data of EACH GUEST (childs of every age included) like hotels, B&B or any other touristic accommodation.
We know, some hosts don't ask any documents (at its own risk), in other cities (Milan, Venice, Rome...) they can ask when you check-in but, since in Florence there are more than 15 millions tourists/year, local police department rules requires that we send all of your data included in the document WHEN YOU BOOK, once the reservationis finalized, you can send a shot of each of your document (PASSPORT or ID or DL without hidden are the only documents accepted, no ideograms, resident permit, student card or other) through Airbnb using the "+" symbol on the bottom left of the Airbnb application chat (you can attach it only once the reservation is confirmed), it's a safe way and you can delete them after we registered.

SPECIAL SETUP:

RULES:
Pets of any kind are NOT allowed, even service dogs (sorry but we are all allergic), in the apartment is absolutely FORBIDDEN to smoke (even at the window) and parties or events are NOT allowed. NO NOISE after 11pm until 8am.
Check-in is possible from 3pm, check-out must be ALWAYS BY 10am (not 10:10), any delay will be charged, we have stringent sanitation rules and we must start to clean at 10am.
Every problem or damage (a stain on the sofa or any other), must communicated WHEN HAPPEN, not at checkout time because we must fix it as soon as possible, thanks
We kindly ask to switch off the lights and any other utilities (phon, TV, water) when you not use it or when you leave the apartment, thank you very much.
LUGGAGE STORAGE:
We are very sorry but, due to the stringent sanitation rules and insurance rules, we can't hold your luggage before check-in (4pm) or after check-out (10am), fortunately there are 2 convenient luggage storage just few steps from the apartment, at Parking Bag in Piazza San Lorenzo 6 (black number) or at Tourist Point in Via Martelli 33 (red number), both have a cost of 6€/bag/day.
SAFETY:
ALL THE APARTMENT IS AT YOUR COMPLETE AND PRIVATE DISPOSITION.
NO ONE WILL ENTER IN APARTMENT DURING YOUR STAY, IF WE HAVE TO COME OR SEND SOMEONE TO THE APARTMENT FOR ANY REASON, IT WILL ALWAYS BE AGREED WITH YOU FIRST, THEN WE RECOMMEND TO DON'T OPEN THE DOOR TO ANYONE, FOR ANY REASON, EVEN IF SAYS HE IS THE OWNER!!!!
DUE TO RECENT FACT HAPPENED IN THE CITY, DON'T LET TO ANYONE TO HELP YOU FOR ENTER IN THE BUILDING AND TO CARRY UP THE LUGGAGES, THEY ARE PICKPOCKETS!!!!
There are 4 security cameras in the building stairs, all reported and in common areas.
We provide 1 pair of keys (Building's door and apartment's door).
The door will lock ONLY with 2 full counterclockwise key turns, we can't be responsible if someone enters and steals if you don't lock it.
The apartment's door have a security lock with a special key not duplicable without a card (Which we have), is an expensive key, for this reason, loss of the keys involves a charge of 400 Euro because someone must intervene promptly and change the entire lock cylinder, we can't help you from midnigh until 8am, pay very attention then!!
The power supply for civilian homes is limited to 3kW (3000W), it may happen that, if you use too many household appliances (AC, hairdryer, washing machine, induction plate) all together, the power may fail, you can simply restore it from the general switch, just up of the apartment's door, on the left.
VERY IMPORTANT:
The toilet have a pump that can grind and pump only organic waste and toilet paper, DON'T PUT ANYTHING than toilet paper in the wc (especially long hair, cleaning wipes, absorbents) and liquid in the sinks, there is an apposite basket in the bathroom.
COMMUNICATION:
Since we are AIRBNB commercial partner, we can't accept direct reservations and AIRBNB chat is the only, easiest and faster way to stay in contact with us and for any payment, only here we can reply in few minutes (Usually, consider the time zone and/or other issues), is most important that you install it in your smartphone, log in and TURN ON NOTIFICATIONS for a best communication, it's very easy and completely free, thanks.
Due to a bad feedback about our communication, we want clarify that we are not stalker, we want to organize as best as possible your stay, so if we send a message that finish with a question mark (?) probably is a question about your arrival hour or if you have access to the self check-in instructions and we wait for a reply, if you don't reply, we send another message 1 day after asking "have you received our message?" because we want to make sure that YOU have access to the self check-in instructions so that YOU can easily access the apartment.
Also we send another message the evening before your check-out (to better organize the cleaner's timetable) asking if you have planned to leave the apartment before the regular check-out hour (which is at 10am), obviously, for stays of 1 night, they will be in a short time, don't scary, just 2 questions ;-)
SERVICES:
Although the platform is called Airbnb, most of the listings present (including ours) have nothing to do with Bed & Breakfast, THE ITALIAN LAW, for this type of rental FORBID the provision of any type of service during the guest's stay, (for ex. breakfast, change of sheets, daily cleaning, daily new towels, welcome kit, etc...), we can't even leave you a bottle of water, it is considered "service", it is not our whim, it is the law, we are not an hotel or a bed and breakfast, only they can do it.
CHECK-IN;
We'll try to do our best to welcome you in person but we have 2 kids, so between school, homework, sport....is very difficult to organize our time and we haven't a 24/7 reception, so probably we'll organize for your self check-in, is a very simple procedure and AIRBNB allow you to see all the instructions 48 hours before your arrival, in the application, searching "how to get in".
PARKING:
The historic center is 90% pedestrian area, we are not in pedestrian area but WE ARE IN THE LIMITED TRAFFIC ZONE, you don't need car to move in Florence, ONLY resident people can freely enter and freely park in the historic center.
In case you'll come by car, you can enter and park it ONLY in a private parking, we have an agreement (Only for small and medium cars) for 36€/24h with a private parking just behind the street corner (Park2Go, via Ricasoli 18 (Black number), just 90ft-30mt from us), booking is mandatory through their website by selecting "small car".
To get there you must enter in the Limited Traffic Zone (Ita. Zona Traffico Limitato, ZTL) passing under one of the telematic gate with red/green lighting (red from 7:30am to 8pm, green from 8pm to 7:30am), when you'll be at the parking just say that you are guests of "Attico Pucci", they will take care of downloading your license plate from the municipal website (for 1€) so as not to get you any fine, they will issue you a note which certifies your regularity and which you must keep, they will issue you a note which certifies your regularity and which you must keep to get the car back.
NOTE, we're not the owner of the parking, we don't know the availability and we can't reserve for you, they close during the night, check their website to be sure of the opening hours and for any question searching "Park2Go".
SUGGESTIONS:
The best period for coming to Florence is in the winter-low season from November to March, you can find less crowds, short lines, low prices and it's not too cold.

RULES:
Pets of any kind are NOT allowed, even service dogs (sorry but we are all allergic), in the apartment is absolutely FORBIDDEN to smoke (even at the window) and parties or events are NOT allowed. NO NOISE after 11pm until 8am.
Check-in is possible from 3pm, check-out must be ALWAYS BY 10am (not 10:10), any delay will be charged, we have stringent sanitation rules and we must start to clean at 10am.
Every problem or damage (a stain on the sofa or any other), must communicated WHEN HAPPEN, not at checkout time because we must fix it as soon as possible, thanks
We kindly ask to switch off the lights and any other utilities (phon, TV, water) when you not use it or when you leave the apartment, thank you very much.
LUGGAGE STORAGE:
We are very sorry but, due to the stringent sanitation rules and insurance rules, we can't hold your luggage before check-in (4pm) or after check-out (10am), fortunately there are 2 convenient luggage storage just few steps from the apartment, at Parking Bag in Piazza San Lorenzo 6 (black number) or at Tourist Point in Via Martelli 33 (red number), both have a cost of 6€/bag/day.
SAFETY:
ALL THE APARTMENT IS AT YOUR COMPLETE AND PRIVATE DISPOSITION.
NO ONE WILL ENTER IN APARTMENT DURING YOUR STAY, IF WE HAVE TO COME OR SEND SOMEONE TO THE APARTMENT FOR ANY REASON, IT WILL ALWAYS BE AGREED WITH YOU FIRST, THEN WE RECOMMEND TO DON'T OPEN THE DOOR TO ANYONE, FOR ANY REASON, EVEN IF SAYS HE IS THE OWNER!!!!
DUE TO RECENT FACT HAPPENED IN THE CITY, DON'T LET TO ANYONE TO HELP YOU FOR ENTER IN THE BUILDING AND TO CARRY UP THE LUGGAGES, THEY ARE PICKPOCKETS!!!!
There are 4 security cameras in the building stairs, all reported and in common areas.
We provide 1 pair of keys (Building's door and apartment's door).
The door will lock ONLY with 2 full counterclockwise key turns, we can't be responsible if someone enters and steals if you don't lock it.
The apartment's door have a security lock with a special key not duplicable without a card (Which we have), is an expensive key, for this reason, loss of the keys involves a charge of 400 Euro because someone must intervene promptly and change the entire lock cylinder, we can't help you from midnigh until 8am, pay very attention then!!
The power supply for civilian homes is limited to 3kW (3000W), it may happen that, if you use too many household appliances (AC, hairdryer, washing machine, induction plate) all together, the power may fail, you can simply restore it from the general switch, just up of the apartment's door, on the left.
VERY IMPORTANT:
The toilet have a pump that can grind and pump only organic waste and toilet paper, DON'T PUT ANYTHING than toilet paper in the wc (especially long hair, cleaning wipes, absorbents) and liquid in the sinks, there is an apposite basket in the bathroom.
COMMUNICATION:
Since we are AIRBNB commercial partner, we can't accept direct reservations and AIRBNB chat is the only, easiest and faster way to stay in contact with us and for any payment, only here we can reply in few minutes (Usually, consider the time zone and/or other issues), is most important that you install it in your smartphone, log in and TURN ON NOTIFICATIONS for a best communication, it's very easy and completely free, thanks.
Due to a bad feedback about our communication, we want clarify that we are not stalker, we want to organize as best as possible your stay, so if we send a message that finish with a question mark (?) probably is a question about your arrival hour or if you have access to the self check-in instructions and we wait for a reply, if you don't reply, we send another message 1 day after asking "have you received our message?" because we want to make sure that YOU have access to the self check-in instructions so that YOU can easily access the apartment.
Also we send another message the evening before your check-out (to better organize the cleaner's timetable) asking if you have planned to leave the apartment before the regular check-out hour (which is at 10am), obviously, for stays of 1 night, they will be in a short time, don't scary, just 2 questions ;-)
SERVICES:
Although the platform is called Airbnb, most of the listings present (including ours) have nothing to do with Bed & Breakfast, THE ITALIAN LAW, for this type of rental FORBID the provision of any type of service during the guest's stay, (for ex. breakfast, change of sheets, daily cleaning, daily new towels, welcome kit, etc...), we can't even leave you a bottle of water, it is considered "service", it is not our whim, it is the law, we are not an hotel or a bed and breakfast, only they can do it.
CHECK-IN;
We'll try to do our best to welcome you in person but we have 2 kids, so between school, homework, sport....is very difficult to organize our time and we haven't a 24/7 reception, so probably we'll organize for your self check-in, is a very simple procedure and AIRBNB allow you to see all the instructions 48 hours before your arrival, in the application, searching "how to get in".
PARKING:
The historic center is 90% pedestrian area, we are not in pedestrian area but WE ARE IN THE LIMITED TRAFFIC ZONE, you don't need car to move in Florence, ONLY resident people can freely enter and freely park in the historic center.
In case you'll come by car, you can enter and park it ONLY in a private parking, we have an agreement (Only for small and medium cars) for 36€/24h with a private parking just behind the street corner (Park2Go, via Ricasoli 18 (Black number), just 90ft-30mt from us), booking is mandatory through their website by selecting "small car".
To get there you must enter in the Limited Traffic Zone (Ita. Zona Traffico Limitato, ZTL) passing under one of the telematic gate with red/green lighting (red from 7:30am to 8pm, green from 8pm to 7:30am), when you'll be at the parking just say that you are guests of "Attico Pucci", they will take care of downloading your license plate from the municipal website (for 1€) so as not to get you any fine, they will issue you a note which certifies your regularity and which you must keep, they will issue you a note which certifies your regularity and which you must keep to get the car back.
NOTE, we're not the owner of the parking, we don't know the availability and we can't reserve for you, they close during the night, check their website to be sure of the opening hours and for any question searching "Park2Go".
SUGGESTIONS:
The best period for coming to Florence is in the winter-low season from November to March, you can find less crowds, short lines, low prices and it's not too cold.

Someone trust that 4 stars is a good review, NOT for Airbnb rating, 5 stars is like to say "all ok👌", 4 stars is like to say that something was not as described, so if there is any problem (the empty soap dispenser, the empty coffee jar, a stain on the towel or other, can happen...) have no sense to write it in the review once you'll be back at home 6000 km away, we would love to fix any problems while you are here, just let us know about it, we'll reply promptly and will do our best for fix it ASAP!!
....after all this writing we would like that the reviews speak for us, despite the bad reviews (2 times/year happen, because some people don't read this long ad description and complain about the steps and other clearly specified 🤷♂️) we are very proud to have one of the highest rating on Airbnb platform
