Located in the Blue Ridge Mountains, near Shenandoah National Park, Bearloga offers complete privacy and relaxation, yet just under 2 hours away from Washington DC. For outdoor fun and relaxation, gather on the spacious patio with a gazebo and 6-person hot tub, or head to the second patio where a fire pit and Adirondack chairs create the perfect evening setting under the stars. Challenge friends to a game of corn hole or test your aim at the archery target. Wherever you wander, you’ll be surrounded by nothing but breathtaking mountain views and the peace of nature.

- Wi-Fi by Starlink. The property is equipped with Starlink internet, which is generally fast and reliable. Since it’s satellite-based, service may occasionally fluctuate depending on weather or satellite positioning. It’s well-suited for light browsing, streaming, and staying connected during your stay, but we recommend downloading any large files or work materials in advance.

🚙 ACCESS / ROAD:
IMPORTANT – PLEASE READ BEFORE BOOKING TO ENSURE THIS PROPERTY FITS YOUR NEEDS
This is a true mountain property with an authentic mountain driveway. The private drive is about 0.6 miles long, narrow, unpaved, and gravel, with a gentle slope and a drop-off on one side in certain areas. While this is typical for non-commercialized cabins, it may feel unfamiliar to some guests. Please drive slowly and carefully. Our cleaning team, hot tub and house maintenance crews, and even large service vehicles (such as septic and well-drilling trucks) access the property without issue.
We recommend planning your arrival before dusk.
The cabin sits on top of a mountain, so always keep an eye on the weather. 4WD/AWD vehicle is REQUIRED to access the cabin, especially during the winter months in case of the inclement weather.

Please note: We do not offer refunds or cancellations due to weather, road conditions, inability to drive or natural events. Be sure you are comfortable with these conditions before booking. For peace of mind, we strongly recommend purchasing travel insurance.

⚠️ PLEASE NOTE
While Bearloga is child-friendly, it is not childproofed. Families with young children should be aware that there are open and rather steep staircases inside the home, and no baby gates, cabinet locks, or outlet covers are installed. The layout and design are best suited for older children, and we kindly ask that parents supervise little ones closely throughout the stay.

IMPORTANT TO KNOW:
Bearloga is a true forest cabin surrounded by nature, which means you may encounter insects, rodents, and wildlife. The property is on a regular pest control plan and routine maintenance schedule, but due to its location, it’s impossible to fully control or prevent nature from occasionally finding its way indoors. To minimize this, please keep all doors and windows closed at all times.
As part of being in the mountains, it’s also possible to spot larger wildlife—including deer, wild turkeys, and occasionally black bears at a distance. For your safety and to avoid attracting animals, do not leave food or trash outside. Inside, we kindly ask that you clean up the kitchen each evening and securely store all food.

WIFI / CELL SERVICE:

The cabin is equipped with Starlink satellite internet, which provides strong and reliable service for most needs, including browsing and streaming. However, because it is satellite-based, speed and stability may occasionally vary depending on weather conditions or satellite positioning.
Please note that there is no cell service at the cabin itself. Once connected to WiFi, guests can make calls and send texts over WiFi calling. Cell reception is generally available at the beginning of the driveway.
Due to the cabin’s unique mountain location, traditional wired internet service is not available. While Starlink works well for the majority of guests, those who require a fully wired, high-speed connection for work or other purposes should be aware this may not be the best fit.
Please note: We cannot guarantee uninterrupted internet service and are unable to provide refunds for outages or connectivity issues.

ACCSES / ROAD:
IMPORTANT – PLEASE READ TO ENSURE THIS PROPERTY IS SUITABLE FOR YOU!
This is a true mountain property, accessed by a private driveway approximately 0.6 miles long. The road is narrow, unpaved, gravel, and gently sloped, with a drop-off on one side in certain areas. While this type of driveway is typical for non-commercial cabins, some guests may not be used to it. Please drive slowly and carefully. Our cleaning crew, maintenance teams, and even large service trucks (such as septic and well-drilling vehicles) access the property without issue.
We strongly recommend arriving at the cabin before dusk.
The cabin is located on top of a mountain, so it is important to watch the weather forecast. 4WD/AWD vehicle is REQUIRED to access the cabin, especially during the winter months in case of the inclement weather

AGE 25+ TO BOOK:
The primary guest must be at least 25 years old to book. A valid government-issued photo ID may be requested for verification. The booking guest must be present and staying at the property — reservations cannot be made on behalf of others if you do not intend to stay. The booking guest is also financially responsible for all members of their party and must ensure that all house rules are followed.

NUMBER OF GUESTS:
Only the guests listed on the reservation are allowed on the property. Violating this rule may result in the immediate removal of all guests (and any visitors) without a refund. Please ensure your reservation reflects the correct number of guests, and update it if your party changes.
Occupancy is strictly limited to 10 people, including children. Sleeping arrangements at full capacity are as follows: 2 guests per king bed, 1 guest in the queen bed, and 1 guest per twin bed. If the cabin is at full capacity, 6 guests will be on the second level sharing one bathroom, or may use the basement/main level bathroom as needed.
If a violation of the guest limit is discovered after checkout, the booking guest will be charged for each additional guest per night over the occupancy limit, based on the originally booked per-person rate.
NO PARTIES OR EVENTS, NO OUTSIDE VISITORS, NO OVERNIGHT GUESTS

NO PETS:
Pets are not allowed on or around the property. If a pet is found on the premises, a $500 deep cleaning fee will be charged, and any damage caused by the pet will be the guest’s responsibility and must be paid immediately upon notification by the property owners. Guests in violation of this rule will be required to depart immediately with no refund.

NO ILLEGAL SUBSTANCES OR ACTIVITIES:
The use of illegal substances or engaging in any unlawful activities on the property is strictly prohibited and will result in immediate eviction. Guests acknowledge that any illegal use of the property or violation of any law or ordinance will terminate the occupancy. Guests will be responsible for all costs incurred by the host, including damages and cleaning, and no refunds will be provided for any remaining portion of the stay.

QUIET HOURS 10 PM – 7 AM:
Quiet hours are in effect from 10 PM to 7 AM, as required by county ordinance. If local authorities respond to a noise complaint, all individuals on the property may face misdemeanor charges and fines of $250. Failure to comply with the noise ordinance may result in immediate termination of the stay with no refund. Absolutely no parties are allowed.

SMOKING:
Smoking/vapping/hookah is never allowed inside and anywhere outside the house. A $200.00/day penalty will be incurred if any sign or smell of smoke is encountered after the guest checks out.

NEST VIDEO DOORBELL & SECURITY CAMERAS:
A Nest video doorbell is installed at the front door and is recording at all times. Additionally, there are three outdoor security cameras—one facing the driveway, one facing the front doors, and one facing the basement door. These cameras are on and recording at all times.
There are no cameras anywhere else on the property, including patios, the fire pit area, or inside the house. These devices are for the safety of our guests and property and to help verify the number of guests on site. Tampering with the doorbell or security cameras is a violation of the guest occupancy agreement and may result in immediate cancellation of the stay with no refund.

AIR CONDITIONING/HEATING:
The cabin is equipped with central air conditioning and heating, with additional heaters in each bedroom and one portable fan provided.
For guest comfort and energy efficiency, the thermostat is locked to specific temperature ranges: cooling is set during May through September/October, and heating is set during October/November through April, as recommended by our HVAC professionals. The thermostat settings are designed to ensure optimal performance and energy efficiency, maintain consistent comfort throughout the cabin, and prevent system strain or damage caused by frequent large temperature adjustments.

NO FIREWORKS:
Fireworks are strictly prohibited on the property. Any use of fireworks will result in immediate eviction with no refund and may incur fines in accordance with local regulations.

ADDITIONAL CLEANING CHARGES:
Guests are expected to follow all check-out instructions and leave the property in a reasonable condition. If cleanup exceeds the standard cleaning required after a typical stay, including failure to follow check-out instructions, an additional cleaning fee starting at $100 may be applied at the host’s discretion. The actual fee will depend on the level of cleaning required, including excessive trash, spills, stains, or other unusually dirty areas. Any charges will be applied immediately after checkout.

GUEST RESPONSIBILITY FOR DAMAGES:
Guests are responsible for any damage to the property or its furnishings. Any such damage will be billed directly to the guest and reported to Airbnb.

CHECK-OUT ON TIME:
Guests are expected to check out at the time specified in the listing and in the provided check-out instructions. Failure to do so, or failure to follow house rules that results in a refund or discount to the next guest, will make the guest responsible for any resulting loss of income. Additionally, if late check-out delays our cleaning team, the guest will be charged $60 per hour for the waiting time until cleaning can begin.

WATER AND SEPTIC:

The property uses a private well and septic system. The well water may have a high mineral content, and some guests may notice an odor or slight discoloration. The house is equipped with a full water filtration system, which is generally suitable for household use, including cooking. However, because the mineral composition can vary over time due to environmental factors, we recommend bringing bottled water for drinking to ensure consistency and taste. This also helps mitigate any potential issues related to the natural variability of well water quality.
The septic system is effective under normal conditions but can clog if improper materials are flushed. Do not flush anything other than toilet paper! Feminine hygiene products must never be flushed. Guests will be responsible for any repair costs if flushing prohibited items causes a clog in the septic system.

WAIVER OF LIABILITY FOR USE OF SAUNA:
Guests acknowledge and accept the risks inherent by the use of the sauna. Guests voluntarily assume the risk of injury, accident or death which may arise from the use of the sauna. By using the sauna guests agree to follow all house rules associated with it and release the Host from all liability relating to injuries that may occur while using the sauna, regardless of whether injuries are caused by negligence. Failure by any guests to follow sauna rules could result in an additional cleaning fee of $400. Sauna rules and instructions will be provided in the welcome packet after the reservation is complete. Guests are responsible for any damages caused to the sauna or equipment.

WAIVER OR LIABILITY FOR USE OF HOT TUB:
The guests agree to use extreme caution and care in the hot tub on the premises and to pay any and all repair charges for damage to the hot tub and/or property caused by the guests.
Guests further agree that everyone using a hot tub will shower and clean feet upon use of hot tub. Furthermore, agreement is made that NO oils, bubble bath, soaps, other liquids, or any other harmful materials will be used in the hot tub. No glass products whatsoever are allowed in or around the hot tub. If any items such as soaps, bath products, food, alcohol, etc. are found in the tub, the guest will be charged a cleaning fee of $250.
Damage to a hot tub cover will result in a $800 charge. Cover should remain on the hot tub at all times when not in use. Guest agrees that there will be no horseplay in the hot tub as well as not to sit on, jump on, or misuse the hot tub cover in any manner.
Guests acknowledge and accept the risks inherent by the use of the hot tub. Guests voluntarily assume the risk of injury, accident, death, personal injury or property damage which may arise from the use of the hot tub. By using the hot tub guests agree to follow all house rules associated with it and release the Host/property owner from any and all claims, liability or loses whatsoever arising out of or in any way associated with the guests use of the hot tub, including but not limited to death, personal injury, or property damage, regardless of whether injuries are caused by negligence.

-BOOKING MINIMUM
3 night minimum to book all holidays, 2 night minimum for all non-holiday dates.

CANCELATION & RESCHEDULING/DATE ALTERNATION POLICY:
Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that. Please consider purchasing a travel insurance in case of unforeseen circumstances, unexpected events and weather conditions.

*In the event a reservation is canceled, any portion of the payment retained pursuant to the applicable cancellation policy shall be deemed non-refundable. Such retained amounts shall not be applied as a credit, in whole or in part, toward any future reservation, whether for the same dates, alternate dates, or at any other property owned or managed by Owner. No transfer, rollover, or substitution of forfeited payments is permitted.
Once a reservation is canceled, it cannot be reinstated or reversed. If Guest later decides to proceed with the same or alternate dates, a new reservation must be made and will be subject to all terms, conditions, and rates in effect at the time of booking.

Rescheduling & Date Alteration Policy:
We do not allow rescheduling or date alteration requests if the check-in date is 30 days or less from the time of the request.
All rescheduling requests made more than 30 days prior to check-in are subject to availability and applicable rate differences.
Only one change is permitted per reservation.

We strongly recommend purchasing travel insurance to protect against unforeseen circumstances, unexpected events, changes of plans, or weather conditions. We strictly follow our cancellation and rescheduling/date change policies and do not provide refunds outside of the terms outlined in those policies.
