Welcome to our beautifully updated 100-year-old home rich with vintage charm and modern comfort. Inside, you’ll find spacious bedrooms, a well stocked kitchen. Beautifully furnished living areas with foosball and board games. An outside oasis complete with a grill and a fire pit. Only about 20 miles from Rocker B Ranch. Local Highlights:Lake Mineral Wells State Park, Mineral Wells Fossil Park, The Crazy Water Hotel & Famous Mineral Water Company, The Baker Hotel, Clark Gardens Botanical Park

The space
Welcome to our charming, beautifully updated 100+ year-old bungalow, where vintage character meets modern comfort!

Sleeping Arrangements:
• Primary Bedroom: King bed, private bathroom, and a cozy wine bar, TV, Reading nook
• Second Bedroom: Queen bed plus two twin beds – perfect for families or groups, TV, Kids Train Set
• Third Bedroom: King bed, TV, and a Cozy Lounge chair

Each bedroom includes a TV with Netflix and/or Roku for your entertainment. In addition we offer board games and foosball for a little extra play time.

Kitchen & Dining:
Our kitchen is fully stocked with essential cooking supplies and includes:
• Microwave
• Blender
• Toaster
• Coffee bar

Note: There is no garbage disposal—please avoid putting food down the drain.

Outdoor Oasis:
Enjoy time outside with space to:
• Relax by the fire pit
• Host a BBQ (grill utensils provided – bring your own charcoal and lighter fluid)
• Play board games or a round of foosball indoors

Guest access
You are welcome to use the house and back yard features and patio during your stay. Please be mindful of the neighbors. Parking in driveway or on the street, please do not park in the grass. Do not park large vehicles under the carport as they may not fit.

Liability Waiver & Property Use Agreement

By booking and staying at this property, you agree to the following terms regarding use of amenities on-site:

Use of Fire Pit, BBQ Grill, and Playground
• Guests assume all risk and responsibility for the use of the fire pit, BBQ grill, and playground equipment.
• You waive all rights to pursue legal action and release the property owners, hosts, and affiliates from any and all liability for injury, loss, damage, or death resulting from the use or misuse of these amenities.
• The guest accepts full responsibility for the safety and supervision of all individuals in their party while using these amenities.
• The guest agrees to be solely responsible for any negligence, misuse, or damages caused during their stay.

Child Supervision
• Children must be supervised by an adult at all times, especially when using the fire pit, grill, playground, or any other feature of the property.
• The hosts are not responsible for any accidents, injuries, or incidents involving minors on the premises.
• Failure to adequately supervise children may result in full liability on the part of the guest.

Off-Limits Areas
• The outdoor storage shelter is locked and not available for guest use.
• Garage access is not permitted under any circumstances.
• Parking under the carport is at your own risk. We are not responsible for any damage, theft, or loss that may occur.
