THE NEIGHBORHOOD & NEARBY LOCATIONS:

Conveniently located just a short stroll from Venice Beach, the Zenice Beach House offers easy access to the area's top attractions. Explore the iconic Venice Canals, browse the eclectic shops and galleries on Abbot Kinney Boulevard, or simply soak up the sun on the sandy shores of the Pacific Ocean. We also have electric bikes available for guest use.

- Walk ~4 minutes to the historic Venice Canals.
- Walk ~8 minutes to the fun-filled Venice Beach.
- Walk ~9 minutes to the world-famous Abbott Kinney Blvd.

(It should be understood that the exact distance/number of minutes to arrive are rough approximations & may vary depending on the street you take, the walking speed, etc.)

EASY PARKING & TRANSPORTATION:

The home's driveway includes 1 dedicated parking spot for you to use. If you have more than 1 car, you are often able to find available spots on the street, including 2 spots in front of the home that are frequently empty. No permit is required to park on the street. You may also access a bus service about 1 block away. You can also use ridesharing apps such as Uber or Lyft to get around. There are also many bike & car rental shops nearby. Lastly, there are also additional public parking lots nearby. The Zenice Beach House is only about 6 miles away from the LAX airport. Whenever you are able to after booking, please send the number of & size of cars you are arriving in, and how many spots you expect to need. This will help ensure we do our best to meet your needs.

Please note, minor design details may evolve as we continually enhance the property, but you will be informed of any significant changes before your booking is finalized.

NOISE RESTRICTION HOURS: This home is not to be used as a "party house", and any use as such will not be tolerated. It should be understood that this home is in a quiet & peaceful family neighborhood with neighbors nearby who may be working from home. You should keep this in mind & be respectful in allowing the neighbors & surrounding community peace & quiet. We enforce a strict rule that outdoor patio areas are closed between the hours of 10 pm & 10 am. If you are doing something that is making noise (playing music, watching TV, etc.) please ensure to do so with windows & doors closed. You may not have any sort of large or noisy gathering that would be likely to disturb the neighbors or create excessive noise.

Miniature pool table (not standard size) and ping pong table available to guests upon request.

Guest access
Guests will have access to the entire home. There will be no one else on the property, other than the weekly gardener, unless otherwise discussed with you in advance.

Other things to note
PLEASE NOTE:

Pets and animals are not permitted at the property at any time unless otherwise agreed upon in writing prior to booking. Only well-behaved dogs under 20lbs are allowed if pre-approved, with a maximum of two pets per stay. Failure to comply with this policy may result in an additional charge of up to $1,000 and/or eviction, without limiting any other legal or equitable remedies available to the Owner and/or Company.

To ensure a pleasant experience for all guests, we kindly request the following:

- Pets must be supervised at all times and are not allowed on beds or furniture.
- Owners are responsible for cleaning up after their pets, including properly disposing of waste.
- Only housebroken pets are allowed; no puppies, please.
- Aggressive breeds or pets with a history of aggression are not permitted.
- Pets must be kept on a leash when outdoors.

- There may be certain areas or spaces of the home that may be off-limits/inaccessible and may only used by the owner and/or tenant and/or management and/or external service providers & third parties.

- Occupancy may vary, and at certain times some of the property may be occupied or accessed by any or all of: The owner and/or tenant and/or management and/or external service providers & third parties. We will inform you further to keep you updated in such cases.

The #1 most important rule is that you must respect the neighbors & surrounding community. This is not a "party home". When staying here you must at all times be mindful of respecting the peace & quiet of the home's surrounding neighbors and community. Outdoor areas should not be used between quiet hours of 10 pm to 10 am. Any activity that makes noise (ex: listening to music or watching TV/movies) should be done with the windows & doors closed. You may not have any gatherings or events that could be noisy or disturbing to the neighbors. We WILL NOT tolerate anything disrespectful to the neighbors or community, and you may be asked to immediately leave if we deem that you are disrespecting any neighbors or breaking any of these listed rules.

OTHER IMPORTANT INFO:

By booking with us, you agree to sign our Rental Agreement. You understand that your check-in instructions will be sent after successfully signing our Rental Agreement.

Please note that in the State of CA, guests staying over 30 nights are legally required to sign a legal CAR form with the DRE. Our Broker of Record will send you this CAR form for signature once payment is made. Your reservation will be considered ready to go once the form is signed!

Please note that this is a non-smoking property. Any violation of the no-smoking policy will result in a minimum $250 fine.

Utility Usage: Utilities are included up to the property’s recent average usage. Any excessive use above that amount may result in additional charges. If applicable, payment for utility overages is due within 14 days of check-out.
