The property includes two separate Airbnb units:
• From the outside, they may look like one home, but they are fully separated inside by a utility closet that limits noise transference.
• Each has a private entrance, separate parking, and no shared amenities.
• You are staying in the entire unit (both the guest and main suite) (mother-in-law unit), which is completely private and self-contained.

Quiet hours are 10pm-8am.

Parties and events are not permitted when booking only one of the units, as our property has two separate Airbnb listings. We love when guests make the most of their stay! To keep things peaceful for everyone, events, parties, and late-night hot tub/patio use after 10 PM are only allowed when booking the entire property (Main Suite + Guest Suite). This way, you can celebrate without worrying about disturbing other guests.

OUTDOOR SHOWER:
Outdoor Spiral Shower is only open April-Oct and closed from November-March due to the cold weather, the water pipe freezes so we have to shut it down in the winter. Visit back in the summer time to come back and enjoy the outdoor shower experience!

LOCATION:
Our 5-acre property provides a peaceful and serene retreat. Though there are neighbors on nearby acreage and a quiet long-term renter in the separate mother-in-law unit, the setting remains tranquil. Situated on a quiet road just off the highway, any highway noise is faint and distant, ensuring a calm atmosphere.

NATURE/RIVER:
The Centennial Trail and Stillguamish River are minutes away, accessible by a short walk uphill from our driveway. It’s a 10-minute walk to the river, though there is no direct access from the property.

SLEEPING ARRANGEMENTS:
The green futon in the second living room can accommodate 2 children or petite adults. Please open the legs on the back rest of the futon (in the zipper) to ensure 4 legs for stability. Extra blankets and pillows are available in the bunk bed room, and a camping cot is stored in the laundry room if needed.

FIREWOOD:
We provide a couple of logs for the bonfire. Feel free to bring additional firewood if desired.

PETS:
Pets are welcome but must be kept off furniture and beds. We deep clean after each guest, though some pet hair may remain. Please consider this if you have allergies.

EVENTS/GATHERINGS:
No parties. Small gatherings and events may be allowed depending on the type of event and the number of guests with host prior approval. Please contact us before booking to discuss the details. If you plan to host a gathering or event, be sure to include all relevant information in your booking request. A refundable security deposit may be required. Can only host up to 15 guests and each additional guest over 8 will be charged an extra person fee, depends on nature of event.

WAIVER: (see waiver terms below)
A signed waiver is required after booking in order to stay at our BNB. If you’d like to review it before booking, please message me. Otherwise, I will provide the waiver via Airbnb or Email after booking. It is regarding the risks including, but not limited to, hot tub, parking, smoking, stairs, flood zone and other amenities, parking, property risks and liability waivers, and more.

SAFETY/ SECURITY CAMERAS:
For your safety, children must be supervised at all times. The outdoor area is not child proof and requires adult supervision. There are a lot of stairs and other potential hazards on the 5-acre property. We have two outdoor security cameras: one at the main entrance and parking area, and another facing the patio and hot tub/sauna.

SMOKING:
Smoking/ any open flames of any kind is not permitted inside the home or near the patio/hot tub. Smoking in these areas will result in a $500+ cleaning fee for deep cleaning and ozone cleaner. Smoking is allowed on the gravel driveway; please dispose of smoking waste responsibly.

HOT TUB/SAUNA/OUTDOOR SHOWER:
No food, drinks, glass or smoking in or around there areas. Doing so may lead to $500+ cleaning charges as these are safety issues.

FLOOD ZONE:
Our property is near a river and creek, placing us in a flood zone. While floods are rare, they are possible. Please keep this in mind when booking.

WILDLIFE:
Given our proximity to nature, wildlife sightings, including rodents and insects, are possible. Please do not leave food outside, and keep pets on a leash. There are often eagle and bird sightings that are hunting for small animals, so please keep an eye on your pets! Insects, including spiders, are natural in this setting. We clean thoroughly but occasional sightings are normal. Bees are also prominent in the spring and summer times especially, if you are allergic to any bugs or insects please bring required allergy medicine with you.

Guest Suite unit:
Please note, the guest suite unit has separate entry, parking and door from your airbnb as well as a hallway dividing them so there shouldn’t be much noise transfer if any. You will still have the same privacy and the entire airbnb unit to yourself. Quiet Hours at 10pm-8am to be respectful of any other potential guests in the other guest suite.

Long-Term Stays:
We welcome both short- and long-term stays. If you’re interested in staying for a month or more, please message me.

CHECK IN/OUT ACCOMMODATIONS:
We strive to accommodate early check-ins and late checkouts whenever possible, but please note they are not guaranteed. Availability depends on other guest bookings. If we have guests arriving before or after your stay, we may need the full allotted time to clean and maintain the property. Feel free to reach out and ask—I'll always do my best to accommodate your request. However, we can only confirm early check-ins 24 hours prior to your scheduled arrival.

1. Important Notice

To book and stay at the rental property provided by the Host(s), you must accept this Guest Release and Waiver. This waiver becomes effective on the date of your booking.

Definitions:

“Host” refers to The Spa Under The Stars DBA The Zen Den, including its owners, property managers, contractors, employees, representatives, volunteers, and affiliates.

All undefined terms shall have the meanings given in Airbnb's Terms of Service or Additional Terms for Hosts.

You affirm that you are at least 18 years old. If bringing a minor, you accept full responsibility for their safety and behavior and agree to this waiver on their behalf. If booking for other adults, you certify that you have their permission and that they also agree to this waiver.

You understand and acknowledge that using the property and its amenities involves inherent risks, including but not limited to illness, injury, disability, property damage, or death.

To the fullest extent permitted under Washington law, you voluntarily assume all risks associated with your stay, including those arising from negligence or equipment defects.

5. Release and Waiver of Liability
In consideration of being permitted to use the property, you hereby release and forever discharge the Host from all claims, demands, losses, liabilities, and damages related to your stay, including those arising from ordinary negligence.

This release does not apply to claims resulting from gross negligence or intentional misconduct, which cannot be waived under Washington law.

California Residents: You waive Section 1542 of the California Civil Code:

“A general release does not extend to claims which the creditor does not know or suspect to exist...”

If any part of this waiver is deemed unenforceable, the remaining provisions shall remain in full force.

You agree to treat the property respectfully. You are responsible for any damage, loss, or excessive cleaning caused by you or your guests. You authorize the Host to charge your card or security deposit for these costs.

9. Use of Amenities (Hot Tub, Sauna, Outdoor Shower)
Use of these features is at your own risk. The Host is not liable for injury, illness, or death resulting from their use.

10. Fire Pit Use
The fire pit must be used with caution. Never leave it unattended. Ensure the fire is completely extinguished after use. You are responsible for any injuries, fires, or property damage resulting from use.

11. Parking & Flood Zone Advisory
The property is located in a flood zone.

Park only in designated areas (not on grass or soft ground)
The Host is not liable for theft, towing, or vehicle damage
In the event of flooding, you are responsible for alternate accommodations

12. Insurance Notice
The Host's insurance does not cover your personal belongings or medical expenses. You are responsible for obtaining travel insurance or renters insurance to protect your property and liability.

13. Compliance with Laws
You agree to comply with all applicable laws, HOA regulations, and city ordinances, including noise restrictions. Violations may result in immediate eviction without refund.

14. Property Inspection
You must report any pre-existing damage within 24 hours of check-in. Failure to do so may result in your being held responsible.

15. Events & Gatherings
No parties, events, or gatherings may be held without written pre-approval from the Host.

You are liable for any damage or disruption caused

16. Waiver of Jury Trial & Class Action
You waive your right to a jury trial and agree not to participate in any class action or representative legal proceeding against the Host. All disputes must be resolved individually.

You waive, release, and discharge the Host and affiliated parties from any liability—including that arising from negligence—for personal injury, death, or property loss during your stay.

You consent to receive emergency medical treatment if necessary and agree to cover any related costs.

You also consent to the use of photos or videos taken during your stay for marketing or documentation, provided no personally identifiable information is used without your explicit consent.

You understand and accept that staying at this property may involve additional risks including but not limited to:

Use of hot tub, cold plunge, sauna, and spa features
Use of fire pits, candles, propane heaters, or incense
Uneven outdoor surfaces, stairs, decks, and structures
Wildlife encounters, insects, and environmental allergens
Remote location with limited lighting and access
Slipping due to water, rain, or snow
Potential delays in emergency response

19. No Guarantee of Safety
The Host does not and cannot guarantee your safety or that of your property. By staying, you voluntarily assume all associated risks, including serious injury or death.

20. Guest Conduct Requirements
As a Guest, you agree to:

Waive and release the Host from any liability (except gross negligence)
Indemnify the Host from all claims by you or your guests
Follow all posted and written safety rules
Use all amenities responsibly and as intended
Treat the property, nature, and neighbors with respect

21. Emergency Medical Consent
You authorize the Host or emergency personnel to provide or obtain emergency medical treatment if necessary and agree to pay all costs associated with such care.

Information Collected: name, contact info, booking data, social media posts (voluntary), and exterior security footage.

Use of Data: to manage your stay, ensure safety, comply with laws, and improve services.

Data Sharing: never sold; shared only with service providers or as legally required.

23. Digital Consent & Binding Acknowledgment
You agree that checking in, accessing the property, or submitting this waiver digitally or physically constitutes a legally binding electronic signature under Washington’s Uniform Electronic Transactions Act (UETA) and the federal ESIGN Act.

24. No Medical or Professional Claims
The Guest acknowledges that the Host, property owners, and affiliates, employees, owners do not provide medical, therapeutic, psychological, or professional advice, diagnosis, or treatment of any kind.

All services, facilities, and activities — including hydrotherapy, sauna, cold plunge, hot tub, or other wellness experiences and events — are recreational and voluntary and intended solely for relaxation and personal enjoyment.

The Host makes no guarantees or representations regarding health outcomes or benefits. Participation is entirely at the Guest’s own risk, and any perceived benefits are subjective and incidental.

Guests are responsible for consulting a licensed medical professional before participating if they have health concerns. The Host’s services and materials must not be relied upon as medical advice or treatment under any circumstance. [agree]

25. Final Affirmation & Signature
By signing below, you affirm that:

You have read and fully understood this Guest Release and Waiver
You agree to be bound by all its terms
If any part of this waiver is deemed unenforceable, the remaining provisions shall remain in full force.
