Welcome to 2 Rose Cottage, your peaceful countryside retreat!
Nestled in the quiet hamlet of ‘City’ (ironically named!), just outside the village of Sarn, 2 Rose Cottage is a cosy, semi-detached cottage lovingly renovated by owners Kate and Chris over the past 18 months. The cottage has undergone a full transformation, including a new open-plan living area, modern heating system, brand new kitchen and bathroom, and a completely redesigned secure garden.
The space
The Garden
Step outside to find a fully secure garden with two private parking spaces, two patio areas, a gas BBQ, and an outdoor table and chairs, perfect for al fresco dining or relaxing with a drink.

Downstairs
The ground floor features a useful utility room with a washing machine and a downstairs toilet, ideal for muddy boots or paws.
The open plan living and kitchen space has a cosy log burner surrounded by comfy sofas at one end, a dining area in the centre, and a fully equipped kitchen at the other.
The kitchen includes:
• Induction hob
• Electric oven & grill
• Dishwasher
• Double fridge-freezer
• Microwave
• All the cookware and utensils you should need
Underfloor heating runs throughout the space, a Smart TV and a good selection of games are available for cosy evenings in.

Upstairs – Bedrooms & Bathroom
Upstairs, you’ll find:
• Bedroom 1: Double bed
• Bedroom 2: Super king size bed (can be split into two singles please let us know your preference when booking)
Please note:
• Both bedrooms have restricted head height on one side due to sloped ceilings
• The double room has limited access on both sides of the bed
• The super king room has slightly limited space at the foot of the bed
Each bedroom includes a chest of drawers, a small built-in wardrobe, towels, and a hairdryer.
The bathroom features a full size bath, a separate waterfall shower, and a heated towel rail for extra comfort.

Dog Friendly
We welcome dogs, but kindly ask they remain downstairs. After walks, muddy paws can be cleaned off in the utility room. The stable door allows them to dry off without feeling shut away.
Both our private parking spaces are contained within our secure garden area, so dogs are secure from the moment you open the car door.

Log Burner
Please note, we provide a small bag of logs and kindling for the fire, along with matches and firelighters.
Additional bags of logs can be provided for a small fee, but these must be booked in advance, please drop us a message for more details.
Logs can also be purchased from local shops (within a 15-minute drive); details for these can be found in the welcome folder.

The Local Area
Located just 2 miles from Sarn, you’ll have direct access to a network of footpaths just 50 yards up the lane, including the beautiful Kerry Ridgeway.
• Sarn: Small local pub
• Kerry: (the next village) Village shop and pub
• Newtown (15 mins): Supermarkets, pubs, restaurants, takeaways
• Welshpool (under 25 mins): Additional shopping and dining options. Powys Castle is a lovely day trip too.
• Nearby attractions: Mellington Hall, The Dragon at Montgomery and The Abermule Inn offer lovely spots for food and drinks. Kerryvale Vineyard is perfect for wine tasting or a yummy lunch.
• Day trips: The beautiful beach at Aberdovey is within an hour and 20 minutes’ drive, ideal for a day out
