The space
Our newly renovated, Chic and cozy beach house provides the perfect indoor/outdoor spaces to relax with friends and family - all indoor/outdoor furniture and electronics are brand new, with renovations just completed.
Enjoy early mornings lounging in the living room, catching sunny pool days, cool evening BBQs, or quickly escape to local beaches and the best Hamptons towns, all just minutes away!
Upstairs is your primary suite with en-suite bath, desk/workstation, and expansive private balcony with pergola to enjoy morning coffee and cool evenings lounging on the double chaise while gazing at the stars above.
Downstairs, you'll find two additional bedrooms, full bath, and a jaw dropping living area enclosed in glass, allowing for perfect views of the gunite pool, patio, and lush backyard. If you need to jump into the pool, you've got direct access from the living room to the back yard!
Enjoy the open kitchen, fully equipped with proper appliances including a Nespresso machine, Fellow grinder, kettle, and drip coffee kit for the perfect pour overs. The designer dining area seats 6 comfortably and flows easily to the outdoor living area featuring another dining table, BBQ, buffet table, bar cart, lounge chairs, and a couch for those laid-back summer meals with friends and family. Step off the deck and slide into the pool and additional chaise lounges for those wanting to linger around the pool all day long.

Welcome! Important note, this is our home, not a hotel so please make yourself at home and treat it as if it’s your own. We worked really hard to create a space that we could enjoy year round, hoping that you could too!

QUICK SUMMARY
We have a per-person, per-night fee of $100 when occupancy exceeds 2 people. Please enter in the correct number of guests to receive accurate pricing. No unregistered guests are allowed.
CHECK-IN
Check in is at 3pm. We strive for proper deep cleaning before and after each guest by blocking out one day before and after. Early check in is possible upon request.
CHECK-OUT
Check out is at 11:00am. Guests must vacate the premises no later than 11:00am. Please remember to turn off all lights, appliances and lock all doors.

COMMUNICATION
Communication is very important during your stay. We are not available on site so we will do our best to accommodate all needs and requests in a timely manner. We are reasonable and understanding but we prefer to operate in our zone of guidelines. So please read further for the additional guidelines:
1. Smoking/Vaping is strictly prohibited indoors. Any remnants of smoke will result in a $1000 fine.
2. Only the Guest and his/her party may stay overnight in the Property. Any unregistered party in the Property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above.
3. Owner is not responsible for any accidents, injuries or illness that occurs while on the Property. The Owner is not responsible for the loss of personal belongings or valuables of the Guest. It is agreed that all Guests are expressly assuming the risk of any harm arising from their use of the Property or others whom they invite to use the Property.
4. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
5. Guests shall maintain the Property clean and free of accumulations of garbage and rubbish at all times. Any garbage must be stowed in the proper garbage or recycling receptacle, located at the side of the Property. No hazardous substances may be disposed of in the garbage containers.
6. Guests shall not use barbecues, grills, or other outdoor cooking equipment indoors, or use them outdoors in such a way as to create a fire hazard or substantial risk of damage to the Property or common areas.
7. Guest shall notify Owner of any necessary repairs to the Property as soon after the discovery thereof as possible. Guests shall not make maintenance requests of maintenance personnel or workmen. Guests shall make no modifications or alterations to the Property without the prior written consent of the Owner.
8. Guests shall use the premises for legal purposes only. Any other such use of illegal activity shall cause immediate termination of this Agreement with no refund of security deposit.

ADDITIONAL RULES:
NO PARTIES
There are absolutely no parties or events allowed on the premises during your stay. This includes, but is not limited to, luncheons, dinner, cocktail, baby showers, bridal showers, bachelor/bachelorette parties. In the event that one is thrown, is attempted to be thrown, or you have exceeded the maximum occupancy of people on the lease, we reserve the right to terminate your rental, and further reserve the right to ask that you vacate the premises immediately.
PETS
Sorry, no pets are allowed unfortunately!
OUTDOORS
We worked hard to provide an outdoor experience so that you can spend all your summer days and nights outside. While this may seem like a no brainer, please keep all indoor furniture inside and outdoor furniture outside. Indoor furniture can be damaged if taken outside by rain, sprinklers or pests. If the furniture is moved in and out frequently, water and pests can be transported inside. If dilapidated, the furniture may pose a health hazard.
LANDSCAPING
We have a weekly landscaping service that includes lawn mowing, organic fertilizer and organic pest control. Schedules will vary so please let us know if you have any questions or concerns.
POOL
Pool season starts May 15- Sept 15. The pool is serviced weekly, we do provide a pool skimmer and water pump which the tenant has permission at any time during their stay. Please refer to the house manual for further instructions on pool maintenance.
These are the rules of the pool. Use of the pool is open to all guests provided that the following rules are acknowledged and followed at all times:
1. Use of the swimming pool is at the tenants/guests own risk.
2. Minors under 18 are not allowed at the pool unsupervised. An adult must be present at all times.
3. Tenants and guests must practice reasonable caution when using the pool.
4. The owner is in no way responsible for injuries incurred by tenants or guests while using the pool.
5. The pool is heated but cannot be adjusted by guests.
6. All necessary maintenance/repairs to the pool or spa will be the responsibility of the Owner, except when such repairs are due to negligence or misuse by the Tenant/guest.
7. Tenant will be held responsible for any damage caused to the pool, cleaners, equipment or surrounding area and charged for the correction of the problem.
8. If this agreement is broken, the owner at any time can remove pool privileges.
9. Guests may not add anything to the water, including foaming bubbles, chemicals or bath oils, etc. If any of the above items are added, additional cleaning fees will be assessed.
10. Absolutely no pets, no electrical appliances, no shoes should be used in the pool.
11. Guests agree to fully reimburse and indemnify the operator for damage caused to the pool during lease term, including damage caused by any person, including invited or uninvited guests, pets, animals or children.

TRASH
The home has weekly trash pick-up service. While we have weekly service, we are not responsible if the bin is full between services and consider this ordinary use. Additionally, we are not liable for any inconvenience if the trash is full or its odor is strong. Please refer to the house manual for further instruction on how to dispose of trash.
INSECTS
Please note that the home is regularly serviced for pest control. We are not liable for your health issues and phobias and consider ants, insects, ticks and any other natural specimen as ordinary for this area. While we will always make best efforts, we would like to remind guests that mosquitos, ants, bees, and any other insects or animals are a part of the area and not a reflection of the home's cleanliness.
GRILL
We provide an outdoor BBQ grill with 2 propane tanks. The propane tank can be filled at any gas station or hardware store nearby. We provide grilling tools and cleaning materials. Please use the outdoor tableware and glassware supplies for your enjoyment. If you wish to use the grill, please clean the grill. Please refer to the house manual for further instruction on how to use the grill.
SUPPLIES
Our home is maintained very well and we do our best to be sure all necessities are stored in the house. With limited space, we might not be able to store everything and we will do our best to replenish these items. Items that we include are paper towels, toilet paper, facial tissues, shampoo, conditioner, body wash, hand soap, dish soap and sponges. If we are out anything else you may consider a necessity, please let us know. But we are not liable for your inconvenience and we will not grant any cancellations or discounts as a result of this inconvenience.
BEFORE YOU LEAVE
Please do not leave any of your leftover food items behind including condiments, ice cream and frozen goods. Either take them with you, or dispose of them properly in the trash bin. Please comply with the easy check out process. Leave the home as you found it, do not rearrange the furniture. Double-check for any personal items before you leave. We are not responsible for any lost or damaged items that are left behind and we cannot ensure that they will be found or returned to you.

ADDITIONAL DISCLOSURES:
LEGAL / LIABILITY WAIVER
By booking you acknowledge that you and all members of your group have read, understand, and agree to the below liability waiver. You understand that swimming is at your own risk. You accept full responsibility for any bodily injury arising from swimming and hold the property owners harmless. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against the owners for accidents or claims arising. All guests in your group acknowledge and agree that they have read and understood this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between Guests and Host/Owners.
RISK OF LOSS AND INDEMNIFICATION
Guest agrees that all personal property, furnishings, personal effects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever. Guest hereby covenants and agrees to indemnify and hold harmless property owner and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases.
RELEASE
Guest hereby waives ad releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility. By electronically accepting this agreement, guest agrees to abide by the above conditions and hereby swear the information provided above is true. Guest agrees to the terms of this agreement and has read and understands the cancellation policy and gives operator permission to charge credit card accordingly.
