Note- Guest House requires ascending 1 flight of stairs. It is attached to Main House, located above garage, accessible via garage or separate entrance. Has washer/dryer, full kitchen, and television in its living room. Private balcony also attached to the Guest House.

Kitchen:
The lodge has 3 kitchens, 2 in the main lodge & 1 in the guest house. The main kitchen features Wolf Range Stove & Sub Zero refrigerator. The main kitchen fully stocked with all the utensils a chef can dream of.
Relaxation: The lodge has an indoor hot tub for year round enjoyment, traditional & infrared sauna for wellness and relaxation after a long day hiking/skiing, 2 real wood burning fireplaces which we consider the cornerstone of any Adirondacks experience, best-on-the-market Weber Genesis II BBQ grill, custom built billiard table, an indoor/out-door ping pong table, an outdoor stone fire pit (with wood to burn on site), plenty of board cables, chess, playing cards, cable televisions, super fast wi-fi.
Remote Work:
The lodge has the fastest cable internet available in the region, ethernet download is 1 Gig, a laptop can expect 300+ Mbs download from anywhere in the main and guest houses. We have a work station set up with window views of the surrounding peaks. Cell reception at the lodge is great on the upper levels so you can make work calls with confidence.

A Green Lodge:
A green, guilt free experience. The vast majority of electricity usage year round are sourced from solar panels on the property. Our 100 acre estate is a dedicated Carbon Fund approved conservation forest. We 100% off-set guest carbon footprint through tree planting and rewilding campagins.
Guest access
Guests do not share the property with anyone else however, it should be noted that guest house is only available to groups over 12 otherwise there is an additional $400 surcharge.
Guests do NOT have access to the mechanical rooms, supply storage closets, boiler room, as well as any other rooms where “no guest access” has been noted on the door.
Guests are NOT allowed to adjust pool temperature or any pool controls. This is mandatory and failure to follow rules could lead to damaged pool equipment, heaters, filters and would leave guests responsible for any and all damages.

You must be 25 years and older to book a reservation.
We will ask for your ID to verify identity, similar to when checking into a hotel.
Check with us the Outdoor pool season dates. Hot tub is indoors and always available for use.
Do NOT alter or touch the pool equipment. Please let all in your group know this. We are very strict about this policy. Any costs caused from tampering with pool motor / skimmer / heater / any other operational equipment and settings will be passed on to the guest. We have alerts set to notify us of any tampering.
No central air conditioning.
Minisplits are installed in the main house master bedroom, living room, and x2 upstairs bedrooms.
Guest house bedrooms also each have a minisplit.
No (commercial) filming allowed on property without prior permission . This will lead to immediate termination of reservation.
Early check in or late check out is billed at $100/hr, subject to availability. All must be pre-approved.
All 100 acres are private. No guns, hunting or poaching allowed on the property subject to criminal fines and prosecution.
No one else lives on the property - you have complete privacy.
*You are on 100 acres of nature. In the North Country, presence of insects and critters is a healthy part of the natural ecosystem that surrounds the house*
All reservations have access to the main lodge. The guest house is strictly available for larger groups— a minimum number of guests (12+) must be on the reservation for access to the guest house otherwise it will be locked. For smaller groups there is a $400 per night surcharge.
Note !! There is a per person charge above the minimum number of guests (8) . Entering the accurate number of guests in the reservation is required and will be strictly enforced.
We have an external security camera system for the driveway and garage.
The main living room area and master bedroom share the same large river-stone fireplace, i.e. it is a 2-way fireplace. The master-bedroom side of the 2-way fireplace has a steel cover for this reason.
Outdoor patio heaters are available for rent. Please ask and we will set it up for you. $150 for two heaters (includes propane).
Strictly no pets are allowed. $2,500 fine for undisclosed pets brought onto the property.
Any rental equipment needs to be approved by us before being brought onto the property.
Gatherings / Meetings / Weddings (even if not overnight) have a mandatory additional fee.
**This mandatory fee is applicable even if the wedding itself does not take place on the property, but photos or dinner take place at the property before or after the main wedding event.**

0-16 pple $750 surcharge
17-30 pple $3,750 surcharge
31- 39 pple $5,750 surcharge
40- 50 pple $7,650 surcharge
51-70 pple $18,500 surcharge
70- 100 pple $29,500 surcharge. Must hire restroom trailer/on site attendant
No more than 100 guests permitted on property.
Credit card will need to be kept on file for any damages.
