With amazing sea views across Warrior Square Gardens, this beautiful, spacious apartment offers truly elegant accommodation. The location could not be better, in the heart of St Leonards, moments from the beach, Goat Ledge, a multitude of wonderful independent shops, galleries, eateries and pubs. The apartment offers a fully equipped kitchen, a spacious, light, and airy reception/dining space, a beautifully designed luxury bathroom, and a double bedroom with direct sea views.

The space
It is a beautiful, calm space, designed with little to distract the eye from the stunning sea views.
The main reception room has two large sofas, a vintage chair, a breakfast table and chairs overlooking the sea. The smart TV is discreetly tucked away behind the large kitchen door and can be brought out when required. A guest information folder is provided that contains appliance manuals and explains where things are stored as well as offering lots of other useful information and we highly recommend reading through on arrival.
There are reference books on design and photography, and some useful recipes.
The adjoining kitchen, separated by large double doors, has generous high storage cabinets and a steady ladder for the harder-to-reach shelves, a Bosch oven, ceramic hob, fridge, freezer, dishwasher and Nespresso coffee maker.
Cutlery is stored inside the grey top drawer under the worktop, hidden inside the top kitchen drawer. Plates, saucepans, various glasses, mugs, utensils, cooking oil, salt, pepper, coffee and tea are also provided.
The hallway has a large mirror and a coat rack. The utility room houses the washing machine, microwave, ironing board, iron and first aid kit.
The simple, elegant bathroom has been carefully designed with luxurious details, including a relaxing bath and refreshing rainfall shower, a hand-held shower, a sink, a mirror, and a toilet.
Body wash, shampoo and conditioner, cotton waffle towels, washed linen dressing gown, hairdryer, toilet rolls, cotton wool, vanity mirror, non slip bath mat are provided.
The bedroom, with sea views, continues the theme of simplicity with a comfortable standard double bed (135cm wide x 190cm long) with natural-washed linen bedding. Reading lamps, a radio, a chair, a clothing rail, and hangers are provided. There are two blinds: a light-reducing blind that offers defused light and a blackout blind.
We also offer the same apartment as a two-bedroom on a separate listing, so please enquire.

Guest access
The sitting room, kitchen, bathroom, utility and front bedroom are fully accessible to guests. The back bedroom will remain locked and is only used when the apartment is booked as a two bedroom space on a separate listing. if this is of interest then please enquire. There are no circumstances in which two parties can ever book the same space.

Other things to note
The property is on the 2nd floor and has a beautiful historic regency-style balcony with stunning views. However, the railings are lower than those required by modern safety regulations so any use of the balcony is at your own risk, and we ask that no more than two people use it at once—no children should be left unattended if the windows are open.
The building's ceilings are very high, so there are many stairs to the second floor. There is no other access, so It may not be suitable if you have mobility problems. Please get in touch with us, and we can discuss any concerns.
It's a popular area, and parking can be problematic, especially on sunny days and weekends. There is unrestricted parking directly outside the building, but this is subject to availability; there are plenty of other unrestricted parking areas around Warrior Square, but again, this is subject to availability; it is harder to park in the evening, so we always advise arriving as early as possible. Our check-in window is between 3 and 5 pm, but we regularly allow early access if the apartment is ready; this is not guaranteed and is a courtesy.
The windows are single-glazed, as this is a conservation area, and they can be drafty or rattle in winter.
We are currently pausing new bookings with pets, however existing bookings with well behaved single pets will be honoured, but we ask that you do not allow pets on the furniture, leave them unattended at any time to avoid barking, keep them on a lead or carry down the communal stairs and please bring your own pet bedding with you.
Towels are for the apartment only and may not be taken to the beach, used to remove makeup (cotton wool is provided) or for pets.
A travel cot is available upon request.

A vibrant, lively and diverse area with many independent shops, eateries, galleries, parks and the of corse the beach. The building is located directly on the road so you can expect some traffic noise, and due to the areas popularity you can also expect some weekend noise from passers by and the pub around the corner can also be lively at the weekend, but only from the back bedroom of the property, we recommend the front sea view bedroom when your booking this property as a one bed. This same apartment is available for booking as a two double bedroom on a separate listing so please enquire if you prefer two double bedrooms.
