Welcome to Zephyr House. The beautiful house is recently renovated with authentic mid-century roots. Fully stocked kitchen with new appliances, and the den has a queen Murphy bed. Ideally located in the heart of Reno

-4 minute walk to grocery store
-5 minute walk to Midtown bar and restaurant scene

The space
Imagine yourself walking into your own midtown Reno 2 bedroom 1 bath house with lush landscaping on the outside and plenty of free parking (two driveways and street parking). The home welcomes you with plenty of places to relax including a living room, a den, and outdoor sectional and dining table. The home feels light, open and airy with live plants and charming decor. There are two separate workspaces (one in the den and one in the back bedroom) with fast mesh Wifi. The property comfortably sleeps six people, with a king bed in the master bedroom, a queen in the back bedroom, and a queen Murphy bed in the den. Both bedrooms and the den have blackout curtains. Central heating and A/C for year round indoor comfort. There is a limit of 6 guests at this property.

Living Room
The cozy living room is just to the right of the entryway and has a large flat screen smart TV with Netflix and AppleTV included. Relax in the comfortable seating with the ambiance of live plants and a fireplace (not operational).

Kitchen
From the entryway you turn left to the solid wood dining table (seats 6) which opens to the kitchen.
The newly appointed kitchen is fully stocked with dining and cooking equipment including:
-Modern Italian Electric oven range
-Microwave and dishwasher
-Pots, pans, bakeware and dishes and
-Knives and cutting boards and variety of utensils
-Plenty of glasses and mugs and wine glasses
-Spice rack
-Rabbit ears-style wine opener
-KitchenAid stand mixer
-Waffle maker KitchenAid
-Coffee station with a variety of coffee appliances
including: drip coffee maker, french press, Aeropress, Italian stovetop espresso maker, and electric grinder
-Tea and local coffee are provided.
-Highchair(s) available upon request

Den
From the dining area you open the glass french doors down 3 steps to the den filled with daytime light. It has a workspace underneath a south facing window, live plants, a wifi node, boardgames and toys for kids including magna-tiles. There is also a seating area and a record player with a selection of records. The Murphy bed pulls down for sleeping and the pillows are in the storage cabinet under the record player. A ceiling fan helps keep you cool which needs to off to pull Murphy bed up or down. There are baseboard heaters in this room with separate controls.

Bedroom 1
Walk straight from the entryway and turn left at the hallway and you will find the master bedroom. Plenty of light in the daytime as the glass french doors open to the south facing solarium. The french doors have blackout curtains when you are ready to wind down for dark sleep. The king bed with quality sheets and pillows and a 3inch mattress topper will help you rest and recharge. Power strips at each side of the bed with USB-A(rectangle) and USB-C ports will keep your gear charged. Closet with hangars and chest of drawers and luggage rack so you can unpack and feel at home. Ceiling fan and full length mirror round out the room

Bedroom 2
The back bedroom is accessed through hallway, past the bathroom. You will notice the private work station with desk and chair and power strip. There is also a closet with hangars and chest of drawers and a full length mirror. The blackout curtains and the queen bed with soft, quality sheets and pillows and a 3inch mattress topper will have you dreaming in comfort. Power strips at each side of the bed.

Solarium
The solarium can be accessed from both the kitchen and the master bedroom. It has the new LQ washer and dryer and detergent and dryer sheets. There is also an ironing board and iron and a hand steamer on the wall. The trash and recycle are here conveniently next to the kitchen. Enjoy this unique south facing glass room full of sunlight! Grab the BBQ utensils and flashlight as needed on your way out to the backyard.

Backyard
In the backyard, you'll find a delightful patio with sectional lounge seating with a fire pit, 2 shade umbrellas, and a gas BBQ. Both the front and back yards have small grass areas as well. We try our best to keep the landscaping in great shape, so let us know if anything doesn't look right. (The outdoor stairs to the basement and the shed are private and off limits.)
Relax on the couch or eat dinner on the outdoor dining table (seats 6) and feel free to plug in the string lights found just under the stairs :)

Guest access
The home is one story, but has a five stairs at the entrance. In addition, there are three steps to traverse from the dining area to the den, and a few steps out the back door to the patio. Guests are welcome to use entire house and backyard. Only the outside basement and shed are off limits to guests.

Other things to note
Our property can be booked instantly, but please note that guests must agree to the following rental conditions to proceed forward with the reservation:

1.The term of the lease shall begin on the arrival date and end on the departure date. The property will be ready for occupancy no earlier than 3:00 pm on the arrival date and must be vacated no later than 11:00 am on the departure date.

2. The reservation amount plus a housekeeping fee payable is required to secure the reservation.

3. Housekeeping fee is $100. This is to prepare house for next renter; linens and towels provided; no daily housekeeping service.

4. LIMITED OCCUPANCY: Occupancy is limited to a maximum of six people. If Owner concludes that this policy has been breached, the Owner reserves the right to expel the entire party with no refund.

5. NON-DISTURBANCE CLAUSE: Renter and their guests shall not disturb, annoy, endanger (fireworks) or inconvenience neighbors nor use the premises for any unlawful purposes.

6. CARE OF PREMISES/DAMAGES: NO SMOKING PERMITTED IN HOUSE. Automatic eviction plus forfeit of deposit and rent if violated. Renter agrees to pay Owner for any damages to furnishings or household items that occur as a result of Renter’s occupancy. This will include payment of any additional cleaning charges over $100.00 incurred due to Renter’s occupancy.

7. OWNERS RIGHTS: Renter agrees that if the conditions and limitations set forth herein are not met, Owner shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Renter has vacated the Property. All monies paid by Renter shall be forfeited as liquidated damages.

8. INDEMNITY CLAUSE: Renter herby agrees to Indemnify and hold Owner harmless from any and all claims including those of third parties, arising out of or in any way related to Renter’s use of Property or the items of personal property provided therein. Renter assumes all risk of injury or other losses relating to any recreational activities including use of exercise equipment, grilling equipment, baby furniture or other items on the Property and will hold Owner harmless with respect thereto.

9. NO SUBLETTING: Renter may not sublet or assign this lease for all or any part of the premises without prior written consent of the Owner.

10. REPAIRS AND MAINTENANCE: The Property is rented with the Owner’s furniture and household furnishings. Owner shall not be responsible for providing additional furnishings or equipment not presently available in Property. Renter will report any maintenance issues immediately to the Owner. Owner will make every effort to repair and/or replace any equipment that is not working properly, but cannot guarantee that all equipment is in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures.

11. CANCELLATIONS 100% refund is provided for cancelations up to five days prior to arrival.

12. PARKING: Renter may use both parking spots on the property as well as street space in front of the property.

Renter and Owner acknowledge that they will comply with the terms of this agreement and each assumes the responsibility for the obligations set forth herein.

Renter acknowledges receipt of the House Rules below.

Renter acknowledges that they have read, accept, and agree to the terms set forth.


HOUSE RULES

Please don’t rearrange our furniture.
1. Don’t eat in the bedroom.
2. Clean the kitchen after you use it.
3. Make sure to turn off the lights and any electronics when you leave the house.
4. Don’t forget to close the windows and lock the door.
5. Our neighborhood is important to us, and most residents live here full-time.
6. Please respect the community and try to avoid making loud noise between 10 pm and 7 am.
7. Smoking is not allowed inside the home.
8. Pets are welcome at our home, but please don’t let them up onto the furniture, especially sofas and beds.

CHECK OUT PROCEDURES:
1. CHECK-OUT NO LATER THAN 11:00 am
2. All furniture should be returned to its original location.
3. Empty all trash in garbage.
4. Remove and dispose of all food items from refrigerator and pantry/cabinets.
5. Place dishes, utensils, etc. in dishwasher and turn it on when you depart.
6. Remove sheets and all dirty towels and place in laundry area.
