By booking, you agree to all the Terms and Conditions below.
If you do not agree, do not book.
• You cannot visit and see the property before booking. No exceptions.
• You must give the exact name of the 1 to 2 persons who will stay in the room
• Do not propose to rent host's room outside Airbnb because the Host will report you to Airbnb
• Host provides only: 2 towels, beddings, toilet paper, paper towel, dish detergent, hand soap
• Host provides only: pots, pans, plates, bowls, spoon, fork, glasses, hot water kettle, sugar, salt,pepper
• Bring your own: coffee, tea, or any hot or cold drinks, bottled water, etc. (New Haven faucet water is safe)
• Bring your own: body soap, shampoo, conditioner, laundry detergent, softener, etc
• Available: Hot water, Window ACs, Central Heat
• Available: Smart TV in room, Dedicated Working Table in room, Wireless WiFi only NO ETHERNET access.
• You are not allowed to bring unlisted persons inside my house: violation=booking cancelled without refund

1. Check-In & Check-Out
• Standard Check-In: 4:00 PM, Early Check-In (2:00–3:00 PM): $10 Fee
• Standard Check-Out: 10:00 AM, Late Check-Out (until 12:00 Noon): $10 Fee
• No staying past checkout time. Staying beyond check-out is illegal presence, and trespassing. You agreed that we will remove any things you left after your checkout time and you have until 5pm the same day to claim them otherwise you agreed that the host will dispose of them without compensating you.
• Park free at the back of the house, 1 vehicle per 1 room booked, extra vehicle extra fee $5 per day

2. Property Location
• Reference address: 700 George St, New Haven, CT 06511 (near actual property).
• Use Google Maps with this reference to check distances and travel.
• No pre-booking visits.

3. Guest Limits & Suitability
• Maximum occupancy: 2 people (including child = 7 years old and above)
o Example: 2 adults + 1 child = NOT allowed.
o 2 adults + 1 child below 7 year old =allowed.
• Not suitable for: wheelchairs, oxygen tanks, elderly, or medical patients.
• Short-term or long-term stays only — not a permanent residence.
• Stays over 30 days are still treated as hotel customers, not tenants. You must leave on your checkout date.

4. Shared Spaces & House Layout
• You book a Private Room and share:
o 1 full kitchen (1st floor).
o 3 bathrooms (1 in 2nd floor, 1 near the kitchen, 1 separate shower and 1 separate toilet room near kitchen).
• Laundry (washer & dryer) in the basement.
• No dishwasher.
• Stairs:
o 12 steps: 1st → 2nd floor.
o 12 narrow steps: 2nd → 3rd floor.
o 12 narrow steps: kitchen → basement.

5. Cleaning & Supplies
• Bathrooms and kitchen must be cleaned immediately after use.
• Wash dishes/pans right after cooking; do not leave them in the sink.
• Room is cleaned before check-in.
o Extra room cleaning: $50 per request.
• Towels: 2 provided per stay; extras: $5 each.
• Bring your own toiletries (soap, shampoo, conditioner, etc.).
• Host provides: toilet paper, paper towels, hand soap, dish detergent.
• Anything left in shared bathrooms will be discarded.
• Check-Out: throw trash in black bins in backyard.
o $10 fee if trash is left in the room (with photos sent to Airbnb).

6. House Rules
• No smoking, vaping, or drugs → $1,000 fine charged to your Airbnb payment account
• No visitors or unregistered guests. Violations = immediate cancellation and removal without refund.
• Stay in your own room. No entering other rooms.
• Stealing food from the Refrigeratot will be reported to the Police as theft/larceny = evicted without refund.
• Some areas may look cluttered but are safe and clean.
• You can receive online orders (Amazon, etc.)
• Monitor and receive your orders.
• You cannnot ask the host monitor and receive your orders.
• Lost packages are not host’s responsibility.
• This address cannot be used for DMV, benefits, insurance, or official mails.
• If you use this address to pretend as your permanent address = address fraud, reported to authorities.
• You cannot come back to retrieve your letters, mails, or package after check-out = $1000 penalty for illegal trespassing recorded by the Ring Camera and presented to the Police
• Report problems to the host → Airbnb → Police (if necessary).
• You agree to allow the host a chance to resolve any issues before you cancel and before you ask for refund.
• You will not be refunded if you leave the property without allowing the host to resolve your issues.

7. Security & Safety
• Ring cameras at the front and back.
• Only host can access recordings (legal access by court order only).

8. Cancellation & Refunds
• Follows Airbnb’s Strict / Firm / Non-Refundable Policy.
• No refunds for violations of rules.
• If Airbnb cancels your stay, you must leave immediately.
