The house is made for entertaining. Each room is sunny, with lots of windows, has expansive mountain, valley or garden views and is tastefully decorated with new carpeting, linens and furniture. The new gourmet kitchen is fully stocked with new appliances, extensive cookware and many dishes, nice wine glasses, pots, pans, baking dishes, 2 drip coffee makers, coffee and more. It has an open bar area with barstools as part of the family room with breath taking views of the valley and mountains. The formal dining room has a large mahogany table and a large serving buffet with beautiful panoramic mountain views and seats 10+. Both the family room and large living rooms have comfortable couches, beautiful solid hickory flooring and gorgeous new carpets and area rugs, featured with banks of tall windows capturing the gorgeous scenery. There is a piano for your enjoyment, yoga mats, small reading library, cable TV, strong Wifi and a variety of games and a BBQ. We also have two extra thick, comfy futons with cotton sheets, blankets and pillows.
ROOMS:
Bedroom 1: The master suite has a Cal King bed, sitting area and looks out over a rose garden with a stunning backdrop of dramatic mountains. Its spacious full bathroom has an oversized tub and a large separate shower.
Bedroom Two, the Cape Room, has a queen, a full bathroom and overlooks the front of the house and gardens. It is very private and quiet, down its own hall. The room is sunny and large, and has a private, spacious full bath.
The 3rd bedroom, the Blue Sky Room, is a large room with a cal king bed with amazing views: a large bank of windows overlook the Santa Ynez valley, Figueroa mountains, and garden. It uses the full bathroom down the hall.
Bedroom 4 is double bedroom off the master suite. It shares the master bathroom.
Bedroom 5 are two twin beds, with great views and a private entrance to the back yard and hot tub. It uses the bathroom down the hall. Bedroom 6 is upstairs with a queen, a twin and a full bathroom.
EXTRA FUTONS: Please do not sleep on our couches! We provide two additional, comfy futons in the front hall closet for additional bedding, made up with sheets, pillows and blankets. The futons can be placed in any room you like and have freshly cleaned blankets, sheets.
**A non-negotiable rental agreement is required for you to sign as part of your booking. You agree to meet us at the door between 2-5 pm and no later. Check in may be as late as 3 pm if another guest is checking out the same day.**Check out is usually 10:15 am sharp unless prior permission from the owner is obtained.
The county limits us to 6 adults MAX (excluding kids) if staying 30 days or less. The owner may be living on the property and will not interfere with guests' privacy.
No washer and dryer access unless you are staying 7 nights or more. Kids are welcome although the house is not child proof as there are no child safety locks or baby gates. House is not ADA compliant. We do not allow pets, so house is pet-dander free.
**** Sorry, ABSOLUTELY NO weddings or receptions, no parties or events. No Pets. NO smoking Anywhere outside or on premises. You may not bring any audio sound equipment, no speakers or loud musical instruments and no fires, fire tables or candles are allowed. The owner may be living on the property and will not interfere with guests' privacy.
Emotional support or service dogs: The owner of the service dog must submit documentation from a licensed doctor who will be interviewed by the owner. Because this home is a pet-free and pet-allergy free home that we share with guests who seek the same, the dog owner also agrees to pay for the cost to have all carpets in the home (representing about 2500 sq ft) professionally cleaned and shampooed by a carpet cleaning agency and freed from pet dander and flea eggs within 5 days of their vacating the premises in order to maintain our status as a pet free, dander-free home. An extra charge for the rug shampooing will be charged accordingly, usually around $800.00 or more.

** A 14% hotel tax will be added to reservations as required by Santa Barbara county on the room rate only at the time of booking.

We want you to enjoy the ranch but know that this is not the kind of home to host wild rager parties. it has all white carpets in the bedrooms, so please make sure that this house fits your groups' needs. ;) ABSOLUTELY No pets, no parties, no events, NO WEDDINGS, REHEARSAL DINNERS, no smoking.--you may not bring in any audio equipment, speakers , loud musical instruments: *We do NOT allow fire tables, NO candles or any fire/flames on the premises as we are in a high fire area. We do have a BBQ for your use. No washer/dryer available for rentals less than 7 nights. Kids are welcome although the house is not child proof as there are no child safety locks or baby gates. House is not ADA compliant. Check out 10:15, Check in 2-5 pm. Later arrangements may be made with advance notice depending on our availability. Thanks for understanding the rules. It is a daunting task to turn over your home to strangers so we are strict about the rules, and as a result, we never have had any issues over the last 8 years. ;) We know you will enjoy the peace and serenity of the Ranch, as well as all that the Santa Ynez Valley offers ;)
