🔹 Additional guests
Allowed with prior approval. R$150 per night per extra person (including children).
A child up to 2 years old does not count.
Basic 🧼 products: we leave dish cloth, floor cloth, sponge, trash bags and detergent only for the first day. After that, the products must be arranged by the guest. We do not provide toilet paper or cleaner.
🔌 Voltage: 220V. We do not provide hair dryer.
🔹 Pets
Allowed only upon prior approval. R$100 per animal per stay.
The pet can only be left alone at the property if it does not bark, cry or disturb the neighbors.
Access to the spa, beds or sofas is not allowed.
🔹 Parking
There is 1 vacancy discovered between the gate and the garage (outside the basement), ideal for compact car.
The underground garage holds up to 4 compact cars, but requires good maneuvering skill as the descent is steep.
Please note: for safety, we recommend that only experienced drivers use this garage.
We are not responsible for scratches or damage to vehicles caused by improper use or mismanagement.
🚗 Attention to the garage lift gate
The gate has no automatic sensor. If the car is partially positioned inside the garage and the remote is activated, there is a risk that the gate closes over the vehicle.
Any damage caused by misuse will be the sole responsibility of the guest.
🔹 Security cameras
The property has external cameras with video (without audio) installed in the gourmet area (barbecue and spa) and in the underground garage.
They are used exclusively to ensure the safety of guests, especially after the season.
There are no cameras inside the property. By booking, the guest agrees to the presence of these cameras.
🔹 Free Wireless Internet
We offer complimentary free wifi. The quality of the signal may vary depending on the weather or the operator.
We will do our best to troubleshoot quickly, but we rely on third-party services.
The courtesy does not generate a refund.

The standard reservation follows the model per night (late afternoon entrance and morning departure).

🔹 Neighborhood
We can't take responsibility for noises or behaviors coming from neighbors. However, if you have a problem, please contact us: if we know the neighbor, we can try to solve it amicably.
In more serious cases, we recommend to call local police.
It's rare to happen, but we think it's important to warn.
General 🔹 rules of the property
Family environment – Loud sound, parties or events are not allowed
Quiet hour: from 10 p.m. to 8 a.m.
No smoking inside the property – fine of R$200 for cleaning
Any disturbance (e.g. complaints, police, fights or loud sound) may result in the immediate termination of the stay without reimbursement, in addition to fines
🔹 Air-conditioning – correct use required
Always use with closed doors and windows.
If used with open doors or windows, freezing and dripping can occur, causing damage.
If this happens, a specialized technician will be required, and the cost will be passed on in full to the responsible guest.
Excessive use of air conditioning (ex: 24h connected without need) will be considered waste and will incur a fine of R$200 per day.
🔹 Bathrooms – use of the box
Use the box carefully: the rail is high and does not withstand impact. Never use with more than one person simultaneously, as there is a risk of a guest hitting the glass, which may cause the breakage.
Do not hang towels on the top rail of the box – there are appropriate hooks on the wall. Township can displace glass and cause accidents.
In case of breach, it will not be possible to repair the same day, as it is a special model. The cost will be passed on to the guest.
The host is not responsible for injuries caused by misuse.
Mindful 🔹 use of water
Even with two water tanks from the public network, during peak season scarcity may occur if there is waste.
We ask that you avoid practices such as:
Lavar carro
Unauthorized spa water change
Leave taps and hoses open needlessly
Improper use may compromise the supply.
Electricity 🔹 Disruptions
During the Christmas and New Year period it is common to have power outages at peak times.
We will not reimburse you for power outages, nor for personal equipment damaged by the electrical oscillation.
We suggest that you use stabilizers and take appropriate precautions.

🔹 Organization when leaving
We kindly ask you to deliver the property under reasonable conditions of order and cleaning:
Remove all garbage (bathrooms, kitchen and outdoor area)
Do not store dirty utensils in cabinets or leave them scattered
In case of sloppiness or excessive dirt, extra cleaning fee of R$200 will be charged
💦 Use of the SPA – Essential rules and care
The spa is heated, with capacity for up to 6 people.
Animal use is prohibited.
Children can only use the spa under constant supervision of a responsible adult.
Children who still wear diapers should wear swimming pool/spa specific diapers.
Municipal use permitted only with suitable bathing suits.
It is forbidden to enter in suits full of sand, body creams, oils or hair products.
Before entering, take a quick-shower to remove sweat, creams, or sand.
Special attention after returning from the beach: wet suits usually contain lots of sand, which can cause filter clogging and spa water turbidity.
We ask for redoubled surveillance at this time, especially with children.
It is forbidden to place chairs, furniture or objects inside the spa.
Beware of the edge of the spa: it is not designed to support the weight of people sitting. This can cause cracks or breakage of equipment.
If there is damage, the cost of the repair will be charged to the guest.
The spa will be delivered with clean, treated and prepared water on the same day as the guest's entrance.
Basic 🧼 maintenance to be done by the guest
After a day of use, the filter must be removed and cleaned.
The spa will be delivered ready on the day of arrival, already clean and with the chlorine dosage applied.
Therefore, the first app made by the guest will be required only on the 3rd day of stay.
From there, 2 tablespoons of chlorine powder (supplied) should be placed every 3 days.
Clean the edge of the spa when needed – it is common for it to become oily due to the use of sunscreens or creams.
If the guest follows the spa's care and cleaning instructions, the water will remain clean, with no stench or sand accumulation, and will help preserve the operation of the heater.
🚫 Fines for misuse
If the water needs to be changed for misuse, a fine of R$200 will be charged.
Overuse of the spa heater (over 7 continuous hours) may cause damage to the equipment.
If misuse or damage is detected, the guest will be held liable with a fine of R$200.00 and possible repair charges.
🧒 Safety with children
Children should always be supervised by an adult, especially at the spa and stairs.
The host is not responsible for accidents caused by negligence or carelessness.
📋 Things to keep in mind
On the day of arrival, a brief face-to-face training will be done to teach how to clean and maintain the spa after use.
If the heater has a problem or burns, we cannot guarantee immediate repair as we rely on outsourced services and, eventually, on the purchase of new parts, which may take a few days.
In such cases, there will be no refund, since it is a specific equipment subject to technical maintenance. However, we will always do our best to resolve the problem as soon as possible.
