No Pets - no exceptions: Jourdanton and the surrounding area may offer other homes that are pet-friendly. This is not that home.
*Texas House Bill 4164 states the penalty for people misrepresenting their dogs as service animals when they are not specially trained. The State fee for violating this law is $1,000 & 30 hours of community service and will be strictly enforced.
Capacity: Accommodates up to 7 overnight guests comfortably. If you would like to have up to 3 additional day guests (10 guests total), ask when you inquire about the property and confirm your plans before booking as we are a quiet property, ideal for small groups and peaceful gatherings, not parties. Only overnight guests are allowed on the property after 10:00 pm.
Check-In/Check-Out: We look forward to welcoming you at 4 PM and check-out by 10 AM. Early check-in is available when possible, contact us a day or two before check-in to confirm availability. Late check-out may be available when we do not have same-day turnovers. Ask the day before check-out. No extra charge for up to two hours when available.
Age Requirements: Minimum age to book without reviews (or only 1-2 reviews) is 30. The minimum age to book with at least 3 positive reviews is 25. The individual booking this property must be an overnight guest. Please see booking details prior to booking.
Rental Agreement and Local Tax: A separate rental agreement will be sent upon booking. We will need the rental agreement to be returned within 72 Hrs of your booking. If you do not complete this, we will cancel your reservation.
4 Cars Max: The driveway/garage apron can hold 4 cars. Please do not park on the street in front of the house. We have a sprinkler system and if grass is driven on it will damage the sprinkler heads.
Smoke-Free Home: Our home is smoke-free, including vapes. If you smoke please do so outside and dispose of all butts in the provided container on the patio. If litter is found, we will bill you for the extra cleaning fee associated with it.
Leave at home: Hair dye, glitter, water balloons, or cascarones/confetti. They are not allowed on the property. They are difficult to tidy and make the property ready for our next guests. We will bill you for additional clean-up if this policy is violated.
Security: For your safety, the property is equipped with outdoor security cameras monitoring the exterior doors and yard. Your privacy is a priority, and the cameras are not monitored during your stay except in specific circumstances. Ring Camera 1 is pointed at the driveway. Ring Doorbell Camera 2 is at front door. Ring Doorbell Camera 3 is located in back yard on side of house pointing to back fence. Camera 4 at right side of house facing street.
There is 1 camera located inside the garage where we store our boat. The garage is locked and not accessible to guests.
*Security camera may be monitored to count the number of Guests when checking in and/or to see if service providers show up. Security camera notifications are turned off and camera is not monitored once guests arrive. The notifications are turned back on at checkout. - For your comfort, we have the home Pest Control treated quarterly, inside and outside. Because we are in a humid area, you may see an occasional bug. Please keep the doors closed at all times to help us prevent bugs. We do not offer refunds or discounts if you happen to see bugs/pests/wildlife that you are not familiar with.
-Please take bagged trash to outside trash collection bin by garage. Do not leave any trash outside. Extra clean up costs may apply.

*Texas House Bill 4164 states the penalty for people misrepresenting their dogs as service animals when they are not specially trained. The State fee for violating this law is $1,000 & 30 hours of community service and will be strictly enforced.
Capacity: Accommodates up to 7 overnight guests comfortably. If you would like to have up to 3 additional day guests (10 guests total), ask when you inquire about the property and confirm your plans before booking as we are a quiet property, ideal for small groups and peaceful gatherings, not parties. Only overnight guests are allowed on the property after 10:00 pm.
Check-In/Check-Out: We look forward to welcoming you at 4 PM and check-out by 10 AM. Early check-in is available when possible, contact us a day or two before check-in to confirm availability. Late check-out may be available when we do not have same-day turnovers. Ask the day before check-out. No extra charge for up to two hours when available.
Age Requirements: Minimum age to book without reviews (or only 1-2 reviews) is 30. The minimum age to book with at least 3 positive reviews is 25. The individual booking this property must be an overnight guest. Please see booking details prior to booking.
Rental Agreement and Local Tax: A separate rental agreement will be sent upon booking. We will need the rental agreement to be returned within 72 Hrs of your booking. If you do not complete this, we will cancel your reservation.
4 Cars Max: The driveway/garage apron can hold 4 cars. Please do not park on the street in front of the house. We have a sprinkler system and if grass is driven on it will damage the sprinkler heads.
Smoke-Free Home: Our home is smoke-free, including vapes. If you smoke please do so outside and dispose of all butts in the provided container on the patio. If litter is found, we will bill you for the extra cleaning fee associated with it.
Leave at home: Hair dye, glitter, water balloons, or cascarones/confetti. They are not allowed on the property. They are difficult to tidy and make the property ready for our next guests. We will bill you for additional clean-up if this policy is violated.
Security: For your safety, the property is equipped with outdoor security cameras monitoring the exterior doors and yard. Your privacy is a priority, and the cameras are not monitored during your stay except in specific circumstances. Ring Camera 1 is pointed at the driveway. Ring Doorbell Camera 2 is at front door. Ring Doorbell Camera 3 is located in back yard on side of house pointing to back fence. Camera 4 at right side of house facing street.
There is 1 camera located inside the garage where we store our boat. The garage is locked and not accessible to guests.
*Security camera may be monitored to count the number of Guests when checking in and/or to see if service providers show up. Security camera notifications are turned off and camera is not monitored once guests arrive. The notifications are turned back on at checkout. However, if we get a report of excessive noise or animals in the home we will absolutely look at the security camera and confirm the report. We always turn off notification and do not monitor it while guests are staying at the home for any other reason.
Private areas are locked. The hallway closet is locked. The garage is also locked. Youโll have access to the WHOLE property, except for these 2 areas.
Helpful Neighbor Alert: Our neighbors are amazingโฆand tend to tell us everything. Heads-up!
-Please be careful not to unplug the modem/router. It is located in back left bedroom. Do not unplug or you will lose internet, TV and possibly the control of the thermostat.
We do not subscribe to a cable TV service, but we do have smart TVs They are loaded with several apps for viewing. Feel free to bring your username and passwords to your subscriptionsย (Don't forget to log out before you leave).ย ย
- For your comfort, we have the home Pest Control treated quarterly, inside and outside. Because we are in a humid area, you may see an occasional bug. Please keep the doors closed at all times to help us prevent bugs. We do not offer refunds or discounts if you happen to see bugs/pests/wildlife that you are not familiar with.
-Please take bagged trash to outside trash collection bin by garage. Do not leave any trash outside. Extra clean up costs may apply.
-For stays over 14 days we require a complimentary basic cleaning every 2 weeks to ensure that our place is kept cleaned and maintained to our high standards.
*Like everywhere, we may occasionally experience outages that are beyond our control during inclement weather in and around our area. No refunds shall be given for outages, lack of content, speed or access to service unless the outage is specifically at our property only. Please report any outage to us and we will contact the power company to get an ETA on repairs.
*** GUEST STAYS LONGER THAN 3 DAYS PLEASE NOTE: You may need to replenish your supply of paper towels toilet paper, soap. We will supply enough for the first few days, a starter pack (may last a little longer), after that, these items will be at your own expense.
*Airbnb will invite other guests to read all the messages. Please note however, the only person that will be responded to is the guest making the reservation. Please have all guests refer questions to this person.
*Property condition is photo-documented, time & date stamped after every cleaning. If you find anything broken, dirty or damaged, please notify us immediately so I can send our crew over to clean/check/repair. If you do not allow service providers into the home, there will be no refunds based on complaints.

DESTRUCTION OF PROPERTY: Anyone found willfully damaging our properties will be required to leave immediately with no refund. If necessary, local law enforcement will be notified.
DAMAGES & MISSING ITEMS: Upon inspection of the property following your stay, we reserve the right to charge for any additional services required to return the property to the state it was in prior to your arrival. Property is photo-documented, time & date stamped after every cleaning, prior to check-in as well as immediately following check-out. Fortunately we have never had to collect for damages and we hope to keep it that way!
