This is a 27' remodeled fifth wheel travel trailer.
Updated Queen bed mattress, 40×65 twin, and 40×75 twin beds.
The restroom is very small, privacy curtain is provided so the door may remain open when using the toilet for tall guests. There is a shared outdoor restroom 150' away for privacy.

The space
This is a fifth wheel RV trailer with and upstairs RV queen bed(updated comfortable mattress). There is a small twin couch sofa, and the dining table makes into a twin bed. There is a bathroom with a shower, no tub use. The kitchen has an oven, 3 stove top burners, a microwave, coffee percolator(Folgers coffee provided), and both paper dinnerware and porcelain, as well as utensils, pots and pans. There is a small RV fridge and freezer. Cooking oil, salt and pepper are provided. There is a charcoal grill at the rental, and propane flat grill and BBQ grill 80' away at the cabana. There is a campfire pit at the rental, always contact the host before doing a campfire to make sure of the status of burn bans. The water is potable and very good and comes from a 150' deep water well. There is a ROKU tv, Starlink internet, and Yahtzee, cards, checkers, and chess board games provided. There are outdoor chairs and a hammock provided.
The rental has refrigerated AC, and electric heating. There is also a fan provided, and a background noise console.
This rental is located 9 miles east of Ruidoso Downs at Glencoe on US70. The 38 acres is elk fenced(7' tall) and is gated with Ring surveillance at gates, parking areas, and all outdoor areas. The parking area is large enough for 2 vehicles and if you have a trailer there is a large parking area available on the property.
There is a 18 hole pasture golf course and walking trails everywhere. The property adjoins the Lincoln National Forest and access is permitted for mountain bikes and hiking only. Bikes may be used in the forest or inside of the property fences. Absolutely no ATVs or motorcycles are permitted on the property or in the forest. You may bring such vehicles, but they are not to be started or used on this property. Forest access roads are everywhere, and near.
The rental is provided for guests to get away from the city and enjoy the rural Ruidoso Valley countryside. This is not a rental for going back forth to town to gamble and party. There is a 10pm curfew so no one is disturbing other guests late a night. The rules are also in the house rules and will be enforced by the host and Airbnb.
There are pasture dogs that run the property that are very friendly and if they bother simply hand motion them to leave amd scold them "go away". If you have a fright of dogs, please do not book this as they roam freely to protect the property from critters that will kill our chickens. Please do not feed the dogs or let them in the rental. Also, do not let children chase the dogs or the chickens. If you want to interact with the tame chickens, let the host know. If the chickens are chased, they will stop laying eggs for a few weeks from stress. If you have a fear or allergy to chickens or dogs, do not request to book.
A note: If you attempt to sneak in a pet of any type, the dogs will find them and alert the host which will result in an cancelation of the booking and loss of all fees as this is no pets allowed including service animals and emotional support pets, see house rules for details.
The host lives on the property and is very active on the property. Please let the host know if you are bringing more guests in than booked. Any persons entering the property are considered guests whether they stay or not. This is not a party destination. The house rules cover this, too.
The racetrack is 11 miles west, the Inn of the Mountain God's is 16 miles. Downtown Ruidoso is 15 miles on a four lane highway(US70).

The host wants an enjoyable stay for you, and the other guests as well as there are 7 rentals and the host on this property.
The host bought the lower property in 1999 and planted 3000 pine and shade trees that have now grown into a forest. The property only had a 1000 sq/ft home built on the property when bought. A shop with a upstairs residence was added, a golf simulator building was added, and a greenhouse/spa building was added.
The upper property was bought in 2005 and there was just a mobile home there which is now the Hippie HiltInn. I started Airbnb rentals in 2020 with the upstairs rental and the Hippie HiltInn. Four travel trailer glamping rentals were added in 2022 to 2023, and the golf simulator building was added as an overflow rental in 2021.
The pasture golf course was started in 2000, and many of the trees were planted to landscape the fun short game course. The cabana was built in 2001, the gazebo was built in 2007. The property is 38 acres and is fenced 7' with 2 entrance gates with entry/exit alarms and 24 hour video surveillance. There are an additional 30 Ring surveillance cams on all parking areas, roads, and outdoor areas. These were out in before Airbnb for watching our dogs when we traveled, and for security. There are no surveillance cams in the rentals as per Airbnb and state laws. The cabana and gazebo areas are under surveillance as well as all outdoor areas including the golf course. I want everyone to enjoy their stay, and I return I expect guests to respect my property and rules. There is quite a list of rules I have added from experience, as I learned quickly just saying please respect the property does not work well with a minority of guests. I have went to reviewed guests only to alleviate the partying crowd as before that was changed, the damage and filth to my rentals was out of control. Ruidoso is a party town, my rentals are not provided for such. We are rural countryside and want guests that just want to relax and enjoy being away from the city. Drinking alcohol is okay, being drunk, loud or unruly will result in cancellation of rental, removal from the property, and loss of fees. 420 is fine outside only and in compliance with all New Mexico laws. Guest access
Access is an improved gravel packed road off of US70. Motorcycles have no problem using the road. There is zero chance of flooding or mud as this property is on the side of a mountain with grade and and water diversion. The property is gated and you will have to open and close a gate. Guests may walk or bicycle the trails on the property and have access to the Lincoln National Forest for hiking or mountain biking. No ATVs, dirt bikes or motorized vehicles other than Ebikes are allowed.

Other things to note
Bring flashlights as this is a rural property, and they are needed for night walking as many areas are not lighted.
Bring your own firewood and charcoal.
High speed Starlink internet is provided. Password is Airbnb275.
This is rural countryside property that adjoins the Lincoln National Forest wilderness. The property is elk fenced(7'), and that keeps out deer, elk, coyotes, and wolves. But be aware there is a possibility of raccoons, feral cats, foxes, skunks, ringtails, insects, and snakes including rattlesnakes. 4 pasture dogs roam the property and keep this at a minimum.

My rentals are located 9 miles east of Ruidoso Downs on US70 on 38 acres of gated and elk fenced private property. There are walking and biking trails, with access to the Lincoln National Forest, and 18 holes of fun pasture golf. Campfire pits or chimneas are at every rental as well as a charcoal BBQ. We also have a propane flat grill and BBQ grill available. Our rentals are all reviewed guests only considered due to Ruidoso being a party town.
