Booking this property means you agree to all terms below.
1. General Conditions
1.1. Reference Address Only: Use 3919 Janet Place, Flushing, NY 11354 only for distance reference. Do not use this as the rental address. This address is only near my house.
1.2. No Pre-Viewing: Property cannot be viewed prior to booking.
1.3. Airbnb Exclusivity: Asking the host to negotiate and rent outside Airbnb is illegal and will result in immediate report to Airbnb, account termination, and permanent ban. Price is final and non-negotiable.
1.4 Ring Video Camera is installed in front of the house and at the back of the house for host protection. You agree that if you want to have access to the Ring Video cameras, you will need a Judge Order.
2. Check-In / Check-Out
2.1. Check-in: 4:00 PM. Early check-in at 2:00 PM for $10.
2.2. Check-out: 10:00 AM. Late check-out at 12:00 Noon for $10.
2.3. Overstaying, entering before check-in, or remaining after check-out = trespassing.
3. Guest Responsibilities
3.1. Bring your own towels, bath soap, shampoo, conditioner, toilet paper, personal hygiene items, cups, plates, utensils, cookware, and other essentials. If you request bed change during your stay you pay $50 every time.
3.2. Clean kitchen, stove, microwave, dining table, bathroom, sink, and toilet immediately after use.
3.3. Respect host, other guests, and property at all times.
4. Guest Restrictions
4.1. No visitors or unregistered guests. Violation = eviction without refund.
4.2. This is a very small space shared bunk-bed room (4 males only). Not suitable for:
• Wheelchair users or guests with physical disabilities.
• Guests with mental/health conditions, recent hospitalization, or rehab.
• Guests with more than 1–2 bags (closet space is minimal; for backpackers only).
4.3. No business operations, no use of address for government, financial, or legal correspondence. Fraud or misuse = immediate report to authorities.
4.4. You may use the address for temporary online/shopping or food deliveries only.
5. Facilities & Limitations
5.1. One shared bathroom inside the room; shared among 4 male guests.
5.2. Room has one sealed window with permanent AC (cannot be opened).
5.3. Street parking only:
• Monday–Saturday: 6:00 PM to 8:00 AM.
• Sunday 8:00 AM to Monday 8:00 AM.
6. Pest Disclosure
6.1. NYC has rodents/cockroaches/pests city-wide. Property is professionally exterminated monthly.
6.2. Possible sightings may result from guests’ groceries, luggage, or clothing.
6.3. If sightings occur: you must notify host immediately to call exterminator. No cancellation, no refund permitted.
7. Identification & Security
7.1. If booking for another person, you must inform host and provide government ID of actual occupant before check-in.
7.2. Any misrepresentation = cancellation and reporting to Airbnb.
8. Food & Refrigerator Use
8.1. Label food with bed number using a permanent marker.
8.2. Take a photo of stored food as proof in case of disputes.
9. Cancellation & Modifications
9.1. Airbnb Strict / Firm / Non-Refundable policy applies.
9.2. Host reserves the right to update these Terms & Conditions without prior notice.
