Additional 🚶️ guests: Allowed with prior approval. $150 per night per extra person.
🐾 Pets: Allowed with prior approval. R$100 per animal per stay. The pet can stay alone at the property only if it does not bark, cry or disturb the neighbors.
Basic 🧼 products: we leave dish cloth, floor cloth, sponge, trash bags and detergent only for the first day. After that, the products must be arranged by the guest. We do not provide toilet paper or cleaner.
🔌 Voltage: 220V. We do not provide hair dryer.
🏦 Parking: Uncovered space for 1 compact car + covered for up to 2 compact cars. It is mandatory to respect the delimited space. Fines applied in case of improper parking. It is mandatory to respect the limits of vacancies.
Fines apply in case of parking in prohibited places or outside the bounded area.
🔐 Attention with the garage gate:
The lift gate has no sensor. If the car is partially positioned at the entrance and the control is triggered, there is a risk that the gate will close over the vehicle. Any damage caused will be the guest's responsibility.

Silent hours: from 10 pm to 8 am. Complaints, police or disturbance of public order will result in immediate closure of the stay without reimbursement, in addition to fines
🔹 Neighborhood
We can't take responsibility for noises or behaviors coming from neighbors. However, if you have a problem, please contact us: if we know the neighbor, we can try to solve it amicably.
In more serious cases, we recommend to call local police.
It's rare to happen, but we think it's important to warn.
General 🔹 rules of the property

🔹 Air-conditioning – correct use required
Always use with closed doors and windows.
If used with open doors or windows, freezing and dripping can occur, causing damage.
If this happens, a specialized technician will be required, and the cost will be passed on in full to the responsible guest.
Excessive use of air conditioning (ex: 24h connected without need) will be considered waste and will incur a fine of R$200 per day.
Mindful 🔹 use of water
Even with two water tanks from the public network, during peak season scarcity may occur if there is waste.
We ask that you avoid practices such as:
Lavar carro
Unauthorized spa water change
Leave taps and hoses open needlessly
Improper use may compromise the supply.
Electricity 🔹 Disruptions
During the Christmas and New Year period it is common to have power outages at peak times.
We will not reimburse you for power outages, nor for personal equipment damaged by the electrical oscillation.
We suggest that you use stabilizers and take appropriate precautions.

🧹 Arrangement at the exit:
We ask that guests deliver the property in reasonable conditions of order and cleanliness. It is mandatory to remove the garbage from the bathrooms, the kitchen and the outside area. It is not allowed to store dirty utensils inside the cupboards or leave them scattered around the house. In case of carelessness, a fee of R$200 may be charged.
🌊 Swimming pool:
The swimming pool has the key to the entrance gate and usually performs maintenance early (between 5am and 7am) so as not to disturb guests
Piscineiro does 2x per week maintenance. His entrance must be allowed. Negar access generates fee
Allowed use only with suitable costumes. Children must be accompanied and in appropriate suits. Infants who still wear diapers should wear a swimming pool diaper
It is strictly forbidden to enter animals in the pool
It is forbidden to place chairs or furniture inside the pool
No smoking, taking food or alcohol, urinating, defecating, using oils or tanners directly in the water
Do not run around the pool, as the wet floor can cause slips and accidents. It is also forbidden to play push. We are not responsible for accidents caused by recklessness
Parents and guardians should supervise children and redouble their attention with those who cannot swim. According to the guidelines of the Airbnb platform and Brazilian law, the Host is not responsible for accidents arising from negligence or lack of supervision.
Contaminations (such as urine, oil, excessive sand, etc.) that require special treatment will be charged, usually between R$350 and R$450, and may vary according to the evaluation of the fisherman
💧 The pool is cleaned the same day as the guest's entrance. In some cases, it may take a few hours for the body oil left by previous guests to be fully treated. If the guest leaves the pool water cloudy or oily due to misuse, the swimming pool may carry out treatment (which will be paid for by the guest), and the use may be restricted for a few hours or up to a full day. No refund will be offered. If guests follow all the rules and recommendations, and with proper maintenance of the fish, there will be no problems with the water.
🚫 If the guest leaves the pool in poor condition (e.g. cloudy, oily or with waste) and this impacts the arrival of the next guest, a fine of R$400 will be charged.
🚿 It is mandatory to take shower before entering and removing all sand from the swimsuits, especially upon return from the beach. The sand can damage the filter and the pool system, and make it difficult to clean.
💦 Water conscious use:
Even with water well, we ask for responsible use, especially in the high season.
Avoid washing car, change pool water without need or leave taps open.
⚡ Lack of electricity:
During the period between Christmas and New Year, it is common to have a power outage at peak times.
We do not offer reimbursement for electrical failures and we are not responsible for damage to personal equipment caused by these interruptions.
