Welcome to our luxury home nestled in one of the best zip codes in Mesa/Tempe! We incorporated stylish design with comfort in mind throughout the villa. Filled with sunlight, and amenities, this airy and spacious home is thoughtfully designed for large groups to experience extravagant living in Arizona.

You will be enjoying the whole home during your stay including the backyard. You will be provided a code to access the property before check-in.
Other things to note
HOUSE RULES
Failure to abide by the rules may result in immediate early check out with no refunds.
• Absolutely NO SMOKING of any kind (vaping included) allowed anywhere on the property. No illegal substances; No marijuana; Any person under the age of 21 will not be in possession of alcohol.
• City of Mesa Ordinance – no loud noise or music between the quite hours of 10pm to 8am; please be respectful of neighbors by keeping noise to a minimum when outside.
• No parties or events. Only 4 people in addition to those in your booking are allowed on the property at any given time.
• Please conserve water and energy the best you can. For energy, there is peak hours of 4-7pm Monday-Friday. Here are ways to conserve:
• Turn off all lights and fans if you are not using or out of the house.
• There are two AC/Heating System, if you’re not using one side of the house, please conserve.
• Garbage comes on Wednesday morning and Recycling on Saturday morning. Our neighbors typically will take the bins out. However, If your stay includes these days and you have an overflow, please take the cans out to the curb, and bring them back once they’ve been emptied.
• Firepit. Guest must provide their own firewood. After each use, please put out your fire completely.
• Gas grill. Please clean after each use. How to clean: close the lid and turn on the gas for 10 minutes. After that, open and use the grill brush to scrape the grill. Turn off the gas and close the lid.
POOL RULES AND INFO
• Pool is UNFENCED Families with small children MUST keep both sliding doors always locked and supervise children when outside at all times.
• Do not adjust any of the pool equipment setting.
• PLEASE NOTE: There is an additional cost to heat the pool.
Not heated = No additional cost
Heat set to 82 degrees (nice temp for heated pools) = $100/day
To include this with your stay, you need to notify us and payment needs to be collected at least 24 hours prior to check-in. Heating must be for your entire stay, we cannot do certain days, or part of your stay. We cannot turn the heat on after your stay has started.
IMPORTANT NOTE
• This property has three cameras: Front Door, Carport and Backyard
• To keep our home well-maintained, immaculate, and comfortable, we have scheduled ongoing maintenance services that we want you to be aware of on their schedule so that you are not surprised by their friendly visit.
o Lawn care on Wednesdays. Bi-weekly service. The crew will only tend to the front yard and backyard.
o Pool care once a week day changes based on pool companies availability. The pool technician will come only for around 15 minutes to clean and check on the pool.
o Pest control routine monthly service. We have a large yard with natural landscape, so there will still be some native desert bugs around. Though it’s rare, some of them may make it into the house, despite the pest control service's best efforts. This is a normal assumed risk throughout the Phoenix/Mesa area that we are choosing to disclose. If you see bugs and would like us to contact the pest control company for an additional service, we gladly will do so, although it may be a few days until they are able to come.
What to expect on pest control service day: They will be in and out in less than 45 minutes to spray both inside and outside of the house. For the interior portion of the house, the technician will spray very safe solutions for adults, children and pets. Let it dry for 45 minutes and that’s it!
