By booking, you agree to all stipulations of this Full Disclosure.
If you do not agree, do not book.
You cannot see or view this place prior to booking — no exceptions.
RULE 1: You agree to use the bathroom for less than 10 minutes. You will be knocked!
RULE 2: If you book this place, you must call the host for any cleanliness issues. You understand this is a shared space with one bathroom and one kitchen used by multiple guests. You agree to contact the host if another guest leaves the bathroom or kitchen dirty before contacting Airbnb to cancel your reservation.
You booked a Private Room in a shared living space — five private rooms share one bathroom and one kitchen.
1. Check-In / Check-Out
Standard Check-In: 4:00 PM
Early Check-In: 2:00 PM (+$10 fee)
Standard Check-Out: 10:00 AM
Late Check-Out: 12:00 Noon (+$10 fee)
No exceptions.
2. Location Reference
Property: Lower Ground Level unit converted into a five-bedroom Airbnb with one kitchen and one full bathroom.
Reference Address: 3927 Berger Ave, Bethpage, NY 11714 (for reference only, not the actual address).
About 90 minutes to Times Square via LIRR train.
Use Google Maps with the reference address to check distances, travel, and transport options.
The property cannot be viewed before booking.
3. Accessibility & Occupancy
Not suitable for: wheelchairs, oxygen tanks, elderly, physically challenged, or medical patients.
Maximum occupancy: 2 persons.
A child above 7 years old counts as one person.
Example: 2 adults + 1 child = 3 people = NOT ALLOWED.
For short-term or long-term travel stays only (not permanent residence).
For long-term stays (30+ days): You agree you are a hotel guest and must leave on your scheduled check-out date.
4. Rooms, Bathroom, Kitchen, Backyard
You book a private room in a Lower Ground Level 5-room Airbnb unit.
Entry is through the back door of the main house.
You will descend a 12-step staircase to the Lower Ground Level to reach your private room.
Shared spaces: one full kitchen outside your room.
Cleaning rules:
Bathroom: Clean after each use (toilet, sink, shower).
Kitchen: Wash dishes, utensils, pots, and pans immediately after use. Do not leave them in the sink.
No washer, dryer, or dishwasher on the property.
Backyard: Tables and chairs are available for guest use.
5. House Rules & Restrictions
No pre-booking visits.
No off-Airbnb payments or arrangements → violations will be reported to Airbnb (account may be cancelled).
Do not steal food from the refrigerator → theft will be reported to the police.
Some areas may appear disorganized but are safe and clean.
The host is not responsible for other guests’ behavior. Report issues to the Host → Airbnb → Police as needed.
Stay in your own room. Do not enter other rooms or invite anyone inside yours.
Strictly prohibited: smoking, vaping, drugs, or hair dyeing in the bathroom → $1,000 charge per violation.
No visitors or unregistered guests. Violations result in cancellation and removal without refund.
Do not use this address for DMV, insurance, Medicare, Medicaid, employment, or benefits mail. Doing so is address fraud and identity theft and will be reported to authorities.
You may receive Amazon or online deliveries, but you are fully responsible for tracking and receiving them. The host is not responsible for lost packages. Ring cameras cannot be used to track deliveries.
6. Parking
Street parking only: Park directly in front of the house on the same side.
Do not park across the street → risk of scratches or broken mirrors.
Extra parking available on both sides of Jacqueline Street (the street facing the house).
7. Cameras & Security
Ring cameras installed (front and back).
Only the host has access to recordings.
Legal access for others requires a judge’s order.
8. Cleaning, Towels & Supplies
Room is cleaned before check-in.
No daily cleaning unless requested:
Room cleaning: $50 per request.
Towels: 2 provided per stay; extras $5 each.
Bring your own: soap, shampoo, conditioner, and toiletries.
Host provides only: toilet paper, paper towels, hand soap, and dish detergent.
Items left in the shared bathroom will be discarded.
9. Cancellation & Refunds
This listing follows Airbnb’s Strict, Firm, and Non-Refundable policy.
If you want flexibility, book a host with a Flexible policy.
No refunds for rule violations.
Airbnb cancellations mean you must leave immediately. Staying afterward is trespassing → police will be called.
10. Check-Out Rules
Dispose of garbage in black bins in the backyard.
Do not leave trash in your room.
$10 fee (charged to your Airbnb account) if garbage is left inside your room. The host will provide photos to Airbnb.
