Stunning Oceanfront Dream Escape.

Located in a private neighborhood where beaches are never crowded, Breezeway is an incomparable 6 bedroom, 6 1/2 bathroom home with 5,800 sf of driftwood tinted shiplap walls.

The home features 4,000 sf of covered wraparound porches with sweeping views of both the Atlantic Ocean and Bogue Sound. On a clear day, you can see the Cape Lookout Lighthouse.

The space
ATLANTIC BEACH'S MOST BEAUTIFUL ESCAPE
The top floor's main living area is timber framed with soaring ceilings. The home was professionally decorated, and the layout and design immediately invite relaxation and community for family or friends.

ELEVATOR
There is an elevator accessed on the east side that exits onto the 2nd and 3rd floor porches. It can be finicky and requires sequential instructions and patience and guests often don't shut the two doors fully, causing the elevator to freeze. As this is a user error, we hesitate to guarantee its use and will have to charge the renters a $150 fee should support be required.

**SUMMER RENTALS**
Between Memorial Day and Labor Day, Breezeway is available for 7 day rentals. Regretfully we cannot accommodate weekend rentals until the off season.

PET-FRIENDLY
If you are bringing a pet, it is our pleasure to welcome your furry friend to the beach. There is a $150 pet fee. We allow two (2) pets max, non-aggressive breeds, dogs only (no cats), 60 lbs max weight per dog.

— Please provide a photo of your pet(s).
— Pets must be current on vaccines and flea meds.
— NO PETS ALLOWED ON FURNITURE!!
— Pets CANNOT BE LEFT UNSUPERVISED/ALONE in the yard or inside the home.
— Pets MUST BE CRATED when the pet owner is not present.
— Guests are responsible for cleaning up after their pet. Place all pet waste bags in the trash can outside.
— Guests will be held accountable for their pet, and any DAMAGES to the property will be charged to the guest.
— **Do NOT arrive without paying the pet fee. If you include your pet in your reservation, then the pet fee will be automatically included in your booking total, and you are good to go. If not, no worries. Just let me know, and I can send you the pet fee request after booking.

BOOKING REQUIREMENTS
— Must be 25 years to book
— The person renting must be staying onsite for duration of stay (cannot rent for someone else).

NO SMOKING & NO VAPING
— Smoking is not allowed inside the home or on the property grounds.
— Violators will be asked to leave IMMEDIATELY, and a refund will not be issued.
— Violators will be charged a $500 fine.

EVENTS/LARGE GROUP GATHERINGS
— Absolutely no large group gatherings and NO PARTIES. Guests who break this rule will be asked to leave IMMEDIATELY, and a refund will not be issued.
— The ONLY exceptions are guests who have received prior permission from the homeowner and host. In this instance, the following rules apply:
—— All vendors must be bonded.
—— An event fee of $550 will be charged separately after booking.
—— An additional cleaning fee of $250 will be charged separately after booking.
